He <br />preseuted a rendering of a new vestibule entry they will be constructing as part of this proposal aud <br />explained that it would match all existing materials. They will also be putting up a two-faced sign, <br />directed so that it can be seen from Lorain Road when coming from both the east and the west and also <br />from Great Northern Boulevard to make sure that drivers understand that this is a driveway, not a <br />continuation of Crreat Northern. Mr. Zergott believed that there should be more landscaping at that <br />point wluch will also indicate this is a drive. Mr. Nagy advised that they are intending to save the <br />existing vegetatiou, and they will be planting more lawn closer to their building. They did not iutend to <br />laudscape around the sign since it will be on a stone base. They presented a model of the sign. In <br />reference to the Planning Commission discussion, Building Commissioner Conway clarified that, if <br />SR252 goes in the code requires 20 feet of landscaping, but if the right of way is sold, and another <br />building goes in, they would be required to have a 10 foot planting strip. The developers clarified where <br />their woods begau and stated that basically there would be woods to the pavement. Mr. Nagy stated <br />that they would remove about 8 foot of the woods going to the property line and the pavement is 15 <br />feet offthe line, then there will be grass. It was clarified for Mr. Yager, that the church will be adding a <br />light initially, but after a new signalization program will be implemented and they will pay the consulting <br />firm to integrate their light into that program. Mr. Yager asked if they would consider tying in the two <br />drives so that they will be losing less green area. Mr. Nagy stated that if they did that and then if 252 <br />were coustructed, the church would have no access during construction, but after it was completed <br />their drive could connect directly to 252. The eastem drive will be right turn only. Mr. Yager did not <br />believe that this will improve the traffic problems. Mr. Zergott would like to see some landscaping <br />under the sign. Mr. Serne is concerned about planting bushes that would eventually grow up to blot out <br />the sign. Mr. Zergott suggested some low plantings to soften it, he will not hold this proposal up, but he <br />would like to see a landscape plan later on. Mr. Yager believed that the building was fine, but <br />maintained that they would still have traffic problems. He believed that it was sad to take away all of the <br />greeu area for the driveway since the green area insulated the church from the noise and clutter of <br />Lorain Road. Mr. Serne stated that they are concerned about traffic since eastbound traffic had to turv <br />across 3 lanes of traffic, and they believe that turning at a light will much improve that situation. B. <br />Zergott moved to accept the John Knox Presbyterian Church, 25200 Lorain Road, proposal to add <br />enclosed vestibule, with new vehicular entrance drive on the west side of the property with the <br />suggestion that a landscape design accompany the signage plan that they are presenting, seconded by T. <br />Gallagher, and unanimously approved. <br />3) La Z Boy Furniture Gallery, 25482 Lorain Road. <br />I'roposal to construct building (Existing BP Car Wash will be demolished) and review of site plan. <br />Assembly of a portion ofthe adjacent Long John Silver Restaurant will be required. <br />Proposal heard by the Board of Zoning February 1, 1995. <br />Referred by Planuing Commission March 14, 1995. <br />Mr. Stitz, architect, and Mr. Gruel, real estate agent, presented rendering of proposed building. There <br />will be landbanked parking and one landbanked load.ing zone all of which will be landscaped. The <br />proposed loading zone will only be recessed three feet. They are in the process of drawing up the cross <br />easement agreement between Long John Silvers and La Z Boy. Most of the grades will stay about the <br />same and a drainage system will be installed. Mr. Zepgott stated that the landscaping beds are shown in <br />grass, and he would prefer that they be put in a mulched bed for easier maintenance. Mr. Stitz believed <br />that tlus was just a mistake in the rendering, that it should be mulch. It was clarified that they are <br />moving the driveway about 15 to 20 feet to the north because it will be shared by both businesses. Mr. <br />5
