IL-V
fence. He advised Mr. Zergott if a mound were extended around slightly onto Fleharty to tie in, it
would not interfere with his backing out of his driveway. Mr. Zergott clarified that there would be 25
feet from the row of arborvitae and then extended around and tapered down with burning bush and low
plantings (he indicated this on the plan). Mr. Zergott believed that the Engineering Department must
approve the height of the mou.nd and it was clarified that the forester is looking into protecting Mr.
Pfaff's trees. W. Pfaff agreed to planting in that area and preferred the buming bush to azaleas. Mr.
Mongello presented the buildiug plans and explained that it was designed to look somewhat like the
existing buildings. This building will have a sign panel instead of bracing signs against an angled
mansard. The mansard will be green to match the majority of the center, but the adjacent Kinko's is blue
because it is their corporate color. Mr. Glazier thought that the green would tie this into the entire
center, but they would go with the blue if the board preferred. It was noted that this is a separate
building with a driveway in between. Mr. Yager like the concept of the sign band, but agreed with Mr.
Mongello that this building was not an architectural statement. He is concerned about what is happening
at the ends of the building. They do have a slight return on the mansard on the driveway side. The brick
will match the brick on the other buildings and will have a contrasting feature band in either a way white
or earth stone color. Mr. Yager does not want the band extended down the residential side of the
building, and there is concern that the return mansard on the other side might get hit by trucks wluch
might look worse. Mr. Gallagher agreed that it would get hit, and suggested putting a pole there. Mr.
Mongello suggested pulling in the mansard to about a foot to prevent it from being hit. Mr. Yager
suggested using a flat metal band arou.nd the entire side of the building rather than extending a mansard
out, but only on the driveway side, not the residential side which should not be extended more than 2
feet around. The developers agreed. Mr. Yager would really like the building to tie in with the
Litehouse building, which he believed was a better architectural statement. Regarding the lights, there
will be two, 18 foot, 6 inch poles with cut off fixtures angled toward the building in the back and it was
determined that the bulbs would be high pressure sodiu.m. There is an existing light pole in the front,
and they might add another CEI light onto that: Mr. Conway advised that these have not been approved
recently. Mr. Mongello stated that he will propose having a light that is directed down and should not
be visible to the residents in the rear. The dumpster in the rear will be enclosed with a fence and a gate.
He explained that it would not be seen, because it was lower. Mr. Calmer asked if the city had made any
provisions for traffic entering and exiting this center since the traffic does back up_ He was advised that
this board cannot handle it and he should talk to the Engineering Department. T. Gallagher moved to
approve the landscaping with the wrap around mound planted with buxning bushes,, taxus, and juniper to
help hide the guard rail, the mansard will be green to match the others and will wrap around the east
elevation to the end of the building, but should but should be pulled in about one foot The face brick is
to match the existing brick with the white way or earth stone trim, There will be two, 250 Watt high
pressure sodium pole light added in the rear. The motion was seconded by B. Zergott, and unanimously
approved. Mr. Zergott asked the developers to drop off a revised landscape plan at city hall and he will
come in and check it. It was clarified that there would be metal halide lights underneath the mansard.
2) John Knox Presbyterian Church, 25200 Lorain Road.
Proposal to add enclosed vestibule, with new velucular entrance drive on the west side of the property.
Please note: Access on Lorain road will be on relocated SR252 right of way.
Referred by Planning Commission February 28, 1995.
Mr. Serne, architect, and Mr. Nagy and Mr. Schur represented the church. Mr. Serne explained that
originally the church was designed so that the front entrance would face relocated State Route 252
which has never been constructed. The church has now purchased the corner lot, and is proposing to
4
