r <br />finish by PPG or something equal. He presented a landscaping plan which include the suggestions made <br />by Mr. Zergott at the last meeting. Mr. Yager advised that Mr. Stoyanov had faxed a rendering to lus <br />office after the February meeting at which time he had been asked to submit something that would have <br />some continuity and continuance between the two buildings. He had incorporated some horizontal lines <br />and made some other minor attempts at coordinating the two buildings. Mr. Yager would like Toyota to <br />make a stronger design effort for the community, this is not an objectionable design and is what he calls <br />a backgrou.nd building. He liked the framing on the Saturn building, but Toyota seems to have a <br />problem with it. Mr. Frye stated that Toyota wanted a unique identity. Mr. Yager believed that they <br />should waut a more dynamic build.ing than the Saturn. Mr. Frye compared this to the Japanese cars <br />which are getting more conservative and the American cars which are now more cutting edge. Mr. <br />Zergott would like a limit of one car on each pad. Mr. Frye believed that the new pads would only <br />accommodate one car each. The members had no problem with the design. M. Yager moved to accept <br />the proposed adjustments to the Sunnyside Toyota/ Mazda building and to accept the site plan as is, <br />assuring that the cars will be located one per pad, and including the lighting, colors, and finishes as <br />shown, seconded by B. Zergott, and unanunously approved. Building Commissioner Conway advised <br />that this proposal had never been presented to the Building Department either as a minor change or as a <br />formal submittal. This information had only been provided at the last meeting so that the members <br />would have an idea of what was going to be done next door to the Saturn project. Mr. Stoyanov will <br />have to submit complete details as to what is going to be done, since this will be addressed under the <br />minor change format and the chairmen will have to be made aware of these comments. He would <br />prefer that nothing is brought before the board without his being aware of it, because he has to follow <br />certain procedures for approval. Mr. Yager agreed that when it was presented last month it was just in <br />reference to what was going to be done with Saturn, and later the developer faxed him the proposal. <br />V. NEW BUSINESS: <br />1) Marjak Development Co. Continuation of Olmsted Plaza at Fleharty and Lorain Roads. <br />Proposal to replace existing single family home and existing commercial build.ing with a new retail <br />development. An assembly of lots will be required. Heard by board of Zoning Appeals February 2, <br />1995. Referred by Plawuug Commission on February 28, 1995. <br />Mr. Mongello, architect, Mr. Glazier, owner, and Mr. McKee, property manager, presented .plans. Mr. <br />Pfaff, the neighbor directly to the rear was present. Mr. Mongello explained that this is the continuation <br />of the existing plaza and will be similar in design. The revised plan represents what the Planniug <br />Commission and Board of Zoning Appeals had recommended. Mr. Zergott would like more planting <br />along the wooden guard raiL It was clarified that the neighbors had wanted the guard rail? because there <br />was a problem across the street with trucks drivuig across the landscaping to get out onto Fleharty. <br />Originally, a drive had been planned onto Fleharty, but that has been eliminated. Mr. Glazier stated that <br />there is to be both a guard rail and a mound to please the neighbors. Mr. Zergott would like some <br />landscaping along the guard rail such as burning bush, low junipers and taxus, he would like the azaleas <br />eliminated from this proposal entirely since normally they do not do well. Mr. Mongello believed that <br />the code would restrict putting any high planting within a 50 foot setback of Fleharty. Building <br />Commissioner Conway explained that this has been changed, but higher planting have to stay at least 20 <br />feet from the intersection in order not to restrict visibility. It was clarified that the pines are on Mr. <br />PfafFs property and then adjacent to them there would be a 10 foot planting strip with arborvitae. Mr. <br />Yager agreed that landscaping was needed here because Mr. PfafFs pines might be cut down. Mr. Pfaff <br />stated that this is why they had agreed to arborvitae, because they preferred a green fence to a wood <br />3
