4,
CITY OF NORTH OLMSTED
ARCHITECTURAL REVIEW BOARD
MINUTES - APRIL 19, 1995
1. ROLL CALL:
Chairman_ Zergott called the meeting to order at 5:35 p.m.
Present: M. Yager, and b. Zergott.
Absent: S. Krieger and T. Gallagher
Also Present: Building Commissioner Conway and Clerk of Commissions Oring.
II. REVIEW AND CORRECTION OF NIINUTES:
In the minutes of March 22, 1995, on page 5, during the discussion of the John Knox proposal
change the word `Insulted" to `Insulated". B. Zergott moved to approve the minutes of March 22,
1995, seconded by M. Yager, and unanimously approved.
III. SIGNS:
Heard later in the meeting.
IV. OLD BUSINESS:
No items.
V. NEW BUSINESS:
1) Rooney Office Building, 27935 Lorain Road.
Proposal to construct office building with front half retail and service area in rear.
Referred by Planuing Commission April 11, 1995.
Mr. Rooney explained that they are planning to build a 5,200 square foot build.ing which will be 115
feet long and 45 feet wide. They designed the building in order to comply to the codes for setbacks
and landscape buffers. This building is basically for their own use and the rear portion of the build.ing
will be for storage of the equipment for their businesses. No customers will come to the build.ing.
The front 2,500 square foot area of the building is planned for retail, but as yet there are no tenants.
There will be a demising wall between the two sections. The building will be constructed of 8 inch
split face concrete block in a beige with a darker, reddish brown accent band; but they do, not have
the actual color names or numbers and will present those later. Mr. Pasterik, architect, presented
colored elevations, site plan and samples of materials and explained that after the sealer is applied to
the building the colors will be somewhat darker than the samples. Mr. Rooney clarified that they will
be using the split face around the whole building, not just the front. Mr. Pasterik presented a sample
of the Owens Corning roof shingles and explained that the peak on the gable will be almond vinyl or
aluminu.m sid.ing (rustic 4-19) and will extend out somewhat for interest. The trim and gutters will be
a dark brown with Duronodic, medium bronze doors, and the panels under the windows will be
fiberglass or aluminum. Mr. Rooney explained to Mr. Yager that they would prefer the panels rather
than have the glass extend all the way down to the bottom. Mr. Yager would prefer to have the
darker colored accent band come arou.nd and down the center, between the doors, of the build.ing
so the band was coming to something which would add some dimension. He also would prefer a
