Rooney stated that he had <br />cedar on his house and he had to stain it every 2 years. Mr. Yager believed that the vinyl materials <br />would not be completely permanent and he believed that the cedar would have more of a residential <br />look. He would also prefer to have the split face material below the windows rather than the panels. <br />He has no problem with the design or the proportion, and the suggestions he made were merely <br />suggestions, not requirements, even though he would like to make the wood a requirement he does <br />not believe that he could do that. He also suggested that they might want to have something that <br />would come down the corners of the building which would add some visible weight to it. Mr. <br />Zergott liked the color combination and the treatment that was suggested for the middle, but he <br />agreed that the board cannot require wood instead of vinyl or aluminum. It was clarified that there <br />would be no roof top units, and the two compressors on the ground would be screened with some <br />kind of bush. For the present, they will store their trash inside, but if they need a duinpster; it is <br />shown on the plans and will be enclosed. In reference to screening the rear area, Mr. Rooney did not <br />believe a mound would be feasible since it would have to be extremely high to screen headlights <br />because of the grade of the property. They did agree to plant pine trees directly behind the paved <br />area which would screen the area up higher. He has several Norwegian spruce in his yard which he <br />could transplant which he believed would solve the problem. Mr. Zergott stated that it would <br />depend on whether the trees had been pruned and cared for properly, but if they had just grown <br />naturally, they would be too open to act as a screen. Mr. Rooney believed that they would be <br />satisfactory. Regarding the lighting, it was clarified that there would be down lighting at the back of <br />the building for security. Mr. Pasterik advised that there would be lights over the doors and down <br />lights under the canopies. The lights over the door will be square fixtures in a brown to match the <br />trim. They will provide a junction box for the sign for the retail unit. They had presented a landscape <br />plan, but Mr. Zergott had a problem with some of the materials, such as rhododendrons, which <br />would not thrive along Lorain Road. He suggested that they present a revised landscape plan to the <br />Building Department and he will come in and review it before their next meeting. M. Yager moved <br />to approve the design of the Rooney Build.iug based on what has been presented here today and the <br />fact that they will make some adjustments with the landscaping and co-ordinate it so it works along <br />Lorain Road and that they consider putting in the banding component along the front so that it has a <br />darker look in the center portion; and also to consider the side panels being put back as a masonry <br />unit, since they are opposed to glass, he believed the masonry would be more satisfactory than the <br />metal panels on the lower faces.
