? <br />R <br />Interstate brick (Buckwheat) must be compatible with the brick on St. Clarence Church, but does <br />not have to match the church. Mr. Zergott believed that the brick on the church is more of a <br />brown. Mr. Yager was concemed about having a monolithic brick on a building this size, he <br />wondered if there should not be a blended brick. Mr. Kaczmar stated that the exterior walls would <br />be masonry bearing walls with a precast plane. He explained that this is an engineered type unit <br />that can be used for bearing wall conditions and there are few face bricks available that can satisfy <br />structural requirements. Mr. Yager believed that the glass and bay windows do a good job of <br />delineating the facade, but was concerned that, with two very large buildings, this could be too <br />much of one color. He questioned if this were in the preliminary stages of planving. Mr. Kaczmar <br />advised that they are looking for final approval in order to' complete construction documents. Mr. <br />Zergott noted that the rendering showed a darker color. Mr. Yager explained that because there <br />was no light to dark range within the brick, it will look consistent like a large mass, especially in a <br />tall building with a peak. Mr. Coury stated that he would not have a problem using a range. Mr. <br />Kaczmar suggested that they could use a combination of two colors to get a banded effect with a <br />darker brick on the soldiers course at the window head and the sill area. Mr. Yager stated that <br />at least that would be better than using the same color. Mr. Zergott believed that the brick on St. <br />Clarence was a blended brick and was more like the darker two rows on the sample board. It was <br />determined that one of the darker colors pointed out was Tumbleweed. Mr. Kaczmar will check <br />out the church, but pointed out that they do not want their buildings to match the church, they <br />want them to be compatible. It was agreed that if they decide on a different color, the members <br />would come to city hall to review them. The windows will be double hu.ng with white vinyl trim. <br />He advised that the atrium glass is insulated and translucent, not necessarily clear. At Mr. Yager's <br />request, Mr. Coury explained where his other facilities were and advised that none of them would <br />look like this bu.ilding since they have tried to fit them into the surrounding areas. Mr. Yager has a <br />concem because the parking revolves around the building instead of being pocketed around the <br />doors and questioned what the setbacks were. It was clarified that the Building Commissioner had <br />checked the plans for conformance to the setbacks and Mr. Coury advised that the board of <br />zoning appeals had granted a variance for the 5th story. Mr. Kaczmar explained that there were <br />four entrances around the buildings; the canopies will be masonry and wood; and the roofing <br />material will be Certainteed, Sherwood Forest. There will be separate though the wall air handling <br />units for each suit along the corridor, the comdors will not be air conditioned and there will be <br />separate units within the building for the common areas. The dumpster enclosure will be in the <br />rear adjoining the service area which is heavily screened. Mr. Coury explained that the pond <br />shown on the Metro Park's property was to service their development, the St. Clarence's <br />project, as well as existing flooding problems on Barton Road. Mr. Gallagher questioned if this <br />pond were higher than the Metro Park's pond fiuther back. Mr. Kaczmar advised that they are <br />still in discussion with Metro Parks regarding the retention. Mrs. Krieger asked what kind of <br />lighting is planned. Mr. Coury advised that lighting is very important to the elderly for visibility <br />and security. They intend to place lights on the building which will also light the parking lot, and <br />it was clarified that it would be d.irected down. He was advised that the light could not exceed the <br />property lines. Mr. Gallagher suggested that they shield them. Mr. Kaczmar suggested installing <br />pole lights and d.irecting them toward the build.ing. Mr. Zergott stated that the board would <br />require that any lighting cannot exceed their property and any lighting facing any neighbor would <br />have to be shielded. It was noted that the house next door is used for a business and perhaps a <br />residence. Mr. Coury stated that he has converted several schools in residential areas to senior <br />2
