B. Zergott moved to <br />approve Castle Pines, to be located on property currently shown at 30338 and 30374 Lorain <br />Road, proposal to construct senior citizen complex with apartments, assisted living units, and a <br />nursing home facility, with the following stipulations, that the developer present a material board <br />with the exact building materials and colors; ask that the planniug commission try to figure out <br />how to introduce more green area, especially on the east side of the building and to note that they <br />have done a beautiful job on the far back of the property; we ask that they submit a lighting plan <br />that shows no light going beyond their property lines; ask that the plans include a dumpster <br />location and enclosure, and also to include the landscaping suggestions made above. The motion <br />was seconded by S. I{rieger, and unanimously approved. Mr. Zergott again stated that if the <br />developers bring this information to city hall the members will come in to review it. He also <br />advised that this board only recommends to planning commission. <br />N. OLD BUSINESS: (Heard at this point). <br />As discussed at the last meeting, Mr. Yager presented copies of sign criteria that he has developed <br />for other communities for the members and Mr. Conway to review. He asked that everyone <br />ignore the pages after 43 which deals with convenience centers. This criteria will be discussed at <br />length in the future. He explained that this would probably give a better idea of what the city <br />would like to prohibit and formulating such a criteria would take time, but after it is complete, it <br />can be implemented as businesses move out of stores. He noted that if there is such a document, <br />even companies with corporate sign programs will agree to it. Mr. Zergott explained that this <br />came about when one store in a center wanted a totally different type awning from the other on <br />and that center also has all different color signs. Another came in recently and wanted a blue and <br />yellow sign when all the others signs in the strip center were red and white. <br />VI.
