Mr. Case <br />pointed out where the natural growth is dense and stated that he was going to leave it natural and there <br />are trees that will be left. Mr. Zergott advised that if this area is swampy, pines will die. Mr. Conway <br />clarified that this board only recommeuds, the final decision would be up to the BZD Committee and <br />Council. Mr. Case pointed out where he would put the fence if they kept the property as is, and explained <br />that, if they traded properties, he would extend it across the back. If they do tlus, he would pay for the <br />engineering costs. Mr. Conway clarified that BZD could approve the building, and if they traded lots, the <br />lot split could go to plauning comtnission later. He could go ahead with his building before that occurred <br />if council would approve alternate concepts, however, it would have to be resolved before he could give <br />them an occupancy. The Benedicts agreed with that. Mr. Yager was iinpressed with the front of the <br />building, but was concerued about the back. He noted that the original building appeared to have been <br />doue in pieces, and the new building will look as if it were doue in pieces. Mr. Case explained that when <br />they construct the addition on the existing building, it will look like one building, since they will add the <br />Dryvit down the sides. The one story pole building behind the new building will not be seen. He stated <br />that he canuot afford to construct the complete building, but pole buildings are far superior from what <br />they used to be. Mr. Yager has no problein with the metal siding. Mr. Case explained that he elected to <br />have two separate buildings, because if he joined theiu he would have to relocate the fu-e hydraut at a cost <br />of $35,000. They need the second curb cut, to keep the trucks separate fiom pedestriau traffic between <br />the two buildings. 1Vir. Cn-iffith, the city traffic engineer, believed the 2 drives were a good idea since, ui <br />an emergency, there would be two ways out. He explained that the semis had to back in now, but tlus <br />would allow them to pull into the property and back into the dock. He ueeds to separate the sluppiug and <br />receiving docks completely to avoid confusion. Eugineering has a concern about having the loadiug zone <br />over the sewer easemeut but they will have to address that. He intends to seek a variance to install a <br />second sign. Mr. Yager asked that he cover the painted face brick with Dryvit on the east side of the <br />existing building to be more consistent. Mr. Zergott would like them to have a landscaper develop a <br />better landscape plan. He suggested that they add some small omamental trees since aIl the shrubs are all <br />low. Mr. Case will drop off a new plan, and Mr. Zergott will review it at city hall. The roof top u.nits will <br />uot be visible. In refereuce to the lighting, Mr. Case explained that there would be down lighting uuder <br />the canopy and some ground lights might be added iu the landscaping to illuminate the building. The pole <br />lights could be sluelded. Mr. Zergott stated that it does get dark in the back, because the lights from <br />Lorain Road do not slwie to the rear of the property. Mr. Conway advised that there is no requirement <br />that they have to have lights, but it will be dark in the winter. Mr. Yager suggested that the cauopy be <br />extended over further to the secoud bay. In respouse to the members' concern about the Dryvit on the <br />bottom being damaged, Mr. Case explained that they use a triple mesh method wluch is stronger than the <br />normal one coat method. M. Yager moved to accept the Stylin' Concept proposal with the following <br />couditions: 1) that they consider extending the front canopy; 2) that they consider the planting in the front <br />of the building, 3) that they resolve the fencing issue; 4) coutinue the Dryvit outo the face brick on the <br />east side; and 5) that the roof parapet lude the roof top units.
