. <br />?., <br />Ms. McBride, sigu contractor, presented the rendering of the wall sign with red neon chaunel letters <br />spelling "team shop" and the lumberjacks logo of a beaver with a hockey stick. She explained that with <br />this small a frontage there were only allowed 20 square foot of signage and in order to conform to the <br />letter style of the other signs they could not use the word "Lumberjacks". This store only sells <br />Lumberjack items. Mr. Yager agreed that Lumberjack Shop would mean additional signage wluch the <br />board is trying to el.uniuate. Mr. Zergott suggested just using "Jacks", but Ms. McBride believed that <br />some people would not kuow that they were the Luinberjacks. Ms. McBride presented drawings showing <br />different wording all of which had far too much signage for such a small area. Mr. Yager believed that in <br />this case there was little else that they could do but accept the logo. M. Yager moved to accept the sign <br />with the logo since the logo represented the Cleveland Lumberjacks, and there was no way to fit that <br />onto the frontage of the store. NEW BUSINESS: <br />1) Stylin' Concepts, 29919 Lorain Road <br />Proposal to construct building for retail, office and warehouse use, on lot adjacent to existing <br />facility. Heard by the board of zouiug appeals June 8, 1995. <br />Referred by planniug commission Juue 13, 1995. <br />Mr. Case, owner, explained that the new buildiug will match the existing oue; the exterior material will be <br />the same color Dryvit with Dryvit columns and a black roof. The pole building behind it will be sided with <br />? <br />corrugated galvanized steel. He presented a cut of the canister type down lights which will be on 12 foot <br />lugh poles and explained that the lights will be on timers so that they turn off after the employees leave <br />about 8:00 p.m. at the latest. Mr. and Mrs. Benedict, neighbors to the rear, stated that they were maiuly <br />interested in protecting the value of their property since there would be lights next to their rear yard. <br />Building Commissioner Conway presented maps of the area showing the commercial and residentially <br />zoned land. He clarified that the rear lot that Benedicts owu is zoned commercial. The Benedicts did not <br />realize that, since they use it as their back yard. Regarding the standing water problem, Mr. Case stated <br />that he had an undergrouud water retention system that was twice the capacity of what they will need aud <br />the Engiueering Departmeut will verify that. Mrs. Benedict is concerned that the retention system will <br />keep the standing water louger. Mr. Conway clarified that the retention system would either empty into <br />the sewer system or into a ditch. Mr. Case explained it to her. Mr. Yager suggested that she contact the <br />Engineeiing Departinent, since it is the architectural review board's job to review the building and to <br />recommend screening their property from the semi trailers that will be behind it. Mr. Case has stated that <br />he cannot afford both trees and a fence. Mrs. Benedict is concerned that, after the area is paved, there <br />will be more foot traffic through her back yard and also skateboarders and motorcyclists in the parking <br />lot. She would prefer a 6 foot fence. Mr. Case had suggested to the Benedicts that they could trade <br />triangular shaped portious on both of their lots in order to square them of? and if they did this he will <br />install a board on board fence across the back, but his o$'er has not been accepted as yet. He does not <br />believe that it is necessary to install both a fence and trees. Mr. Conway clarified that the law requires a <br />15 foot setback, but the type of buffer is up to the board, depending on the impact. Mr. Case stated that <br />the parkiug in back was just for employees, and there would not be a lot of in and out traffic. There <br />would be trucks and vans unloading. Mr. Yager would prefer foliage, but believed that this was up to the <br />4
