v <br />that there can be problems with paiuting vinyl. Mrs. Andler advised that she had painted the vinyl <br />siding ou her house. Mr. Couway agreed that painting vinyl would be a maintenance problem and <br />suggested sidiug the existiug buildiug in vinyl so they would not have to worry about the 8 inch lap <br />and could get a better range of colors. Mr. Zergott believed that the paint on two different types of <br />siding would fade at different rates aud it would always look like two different buildings. Mrs. Andler <br />will have to tallc with the ovvuer of the property. Mr. Yager uoted that there would only be three faces <br />that would have to be covered, since the addition will be on the rear. He also believed that there might <br />be a problein with the color choice. Ms. Andler wants the building to stand out. Mr. Gallagher advised <br />that he had a blue inansard that faded in five years. Mr. Zergott agreed and asked if they had a second <br />choice of colors. Rather thau another color, she preferred to leave it red. Mr. Zergott and Mr. Yager <br />agreed that the red would be better than the blue, and believed_that she miglit be disappointed with <br />blue. Mr. Gallagher thought that the red would hold up better than blue. The addition will have no <br />windows, but there willbe some decorative features to break up the wall. Mr. Yager agreed that this <br />was far better thau a blank wall. He noted that the roof of the addition is lower than the existing roo? <br />and believed that tlus made it look like it was added on. Ms. Kemp-Kopco explained that the roof line <br />will be straight now since they iutend to fill iu the indentation. The roof shingles will match the <br />existing, but she had no sainples. The mechauical units will be inside the attic. There will be exposed <br />block on the foundation aud Mr. Conway explained that 8 inches would be allowed by code. Mr. <br />Yager advised that block is very absorbent and suggested that they plaster it. Ms: Kemp-Kopco stated <br />that they could apply a parch coat. She advised that they were going to use a standard residential <br />cai7-iage light on posts adjacent to the fence. Mr. Zergott suggested that they inake sure that these are <br />protected froin cars backing in to them. There are existing lights in front which illuiniuate the entire <br />front yard. They will paint the garage to match the build'ing. There will be no dumpsters. B. Zergott <br />moved to accept Laurie's Dance Studio as presented with the following recommendations: that they <br />keep the red color that is existing; that they submit a revised landscape plan before the next plan-ning <br />commission meeting, iucluding a landscape area iu frout of the lights to protect them from cars and to <br />help with maiutenance between the fence and the parking; that they supply a materials list including <br />manufactures names, colors or color codes of all materials including trim, fiberglass, and roofing <br />materials. The motion was seconded by T. Gallagher, and tuiauunously approved. <br />2) Fortuey and Weygandt, Inc., pennaneut parcel numbers 233-06-015 and 011, property located on the <br />south side of Bradley Road, south west of Wild Oak Drive. <br />Proposal to constiuct 2 stoiy office building. <br />Refei7ed by planuing coiwnission June 27, 1995. <br />Mr. Fortney, ovvuer, Mr. Weygandt, arcliitect, and Mr. Freeh, representing the owner, presented the <br />plans. Mr. Fortney explained that they are general contractors and do work throug)iout this half of the <br />country. They have no heavy equipment aud the field employees rarely come to the office. This is a <br />two story office building with the potential of having a future addition and a warehouse which is to be <br />built iu the uear future, but will be preseuted later. The building will be a 21,000 square foot office <br />structure with a partial basement and two floors of office use. The exterior will be completely brick <br />with fixed aluminuin Conaire windows iu clear glass with Duranodic bronze frames. He eaplained that <br />they are going to use a U. S. tlun brick system (Old Detroit) where brick is placed on an insulating <br />material. He explained how the material was applied and Building Commissioner Conway advised that <br />tlus material must be reviewed with the construction drawings. Mr. Fortney presented a sample of the <br />G.A.F. Marquis, Chestnut Brown slungle, for the roof wluch will have a flat area toward the back to <br />2
