1i
be under the landbavked spaces with other reteution uuder the main parking lot; a 4.5 foot higli berm
will be installed at the rear or north with additional trees and shiubs planted on both sides of the board
on board fence that will ruu fi•om the westerly property line to the easterly property line, and will
return to screen the homes on the east. A neighbor had previously requested that tlus fence be joined
to an existing fence on the condomiuium property so as uot to allow an opening for pedestrians to cut
through. N1r. Zergott uoted that their detail shows a solid fence, but Mr. Gross assured him that it
would be a board on board fence with a scalloped top. Mr. Criltz advised that they would have to work
tlus out with the owners of the subdivision, or with the home ovvuer's association after the
development is completed; as to who would maintaiu the opposite side of the mouud. Mr. Zergott
recommended using soine other type of ornamental tree in place of the Washington Hawthorns which
have two incli thorns, iuiless they are using tlus specifically for protection. He suggested some types of
disease resistant crabapple, a different.type of pear from what they show on the plan. He also
suggested enlargiug the two concrete islands to make a planting bed and centering a tree in them. Mr.
Gross presented the lighting plau and cuts of the fixtures wluch reflects the suggestions of the planning
coinmission. T71ese poles will be 18 feet lugh and the wattage of the metal halide lights has been
reduced to 175 watts. Wall paks will be installed ou the rear of the building and will be directed down
so there will only be a glow in the laudscaped area. He presented a drawing of the sign which is to be
placed in the front landscape bed, but no specific location has been chosen as yet. It will be mill
finished aluininum painted to match the Dover Sky Dryvit with back lit letters that will be done in
wlute or burguudy to inatch the buildulg, but it might have to be adjusted to conforin to the setback
codes. They will submit defiuite signage plans later. The building will consist of three units, an office
supply store on the west, Levin Funuture in the iniddle and the Sear's building on the east. Mr. Gross
explained that the inaterials iu the center are a ground block (Treadstone), altemating with Ramapo
Wlute and Williamsburg on the columus; from the head of the window to the top of the coping there
will be Dryvit in tluee colors, Madisou Way # 353 (a rose color) the center field color is Dover Sky,
#104, and the coping is Tattletale #615-A (dark gray); they have replaced the red with a New London
Burguudy wluch will be-on the stripe and the feature above the entry windows, the other windows will
have bronze Duranodic fiames. He clarified that they did not lcnow how inany windows each store will
require, so the drawing canuot reflect that. T7ie Sear's building does not require many windows and
they will use the darker gray and wlute grouud masoury block on the facade of the building. Levin will
have at least tluee windows ov each side of the entrance with floor to ceiling glass. Mr. Gallagher
suggested going up a foot or two with another material for safety. Mr. Gross responded that they have
had no problems with the glass in the past. Mr. Papandreas believed that using a inullion at the sill
height might break up the glass. Mr. Yager suggested that they use the burguudy trim around all the
windows. The fi•ont and side of Sear's garden ceuter has a split face brick wall below the wrought iron
pickets (spaced 6 inches ou center) wluch will be the same burguudy. Mr. Zergott suggested blending
in the color with the buildiug rather thau making it stand out. Mr. Giltz stated that he might prefer that
and it was agreed to paint it Dover Sky. T'he Dryvit will be on top of the grillage and will return about
16 feet aud the balance of the wall will be Arctic Wlute split face block wluch will continue along the
back and side to the retuiYi of the office supply store wluch will ruu 16 feet back. Mr. Yager is
concerned about the Sears store when the windows are elimiuated. It was explained that there would
be about au 8 inch base ou the bottom with the Dryvit above. Mr. Yager suggested using some kind of
reveal to keep it fiom looking like a warehouse or something to break up the facade. Mr. Papandreas
explained that there would be a feature canopy in the fiont, but would consider a mirror image of the
columns along the side. Mr. Yager woudered about the Madison Way color, wluch did not seem to be
of the saine fainily as the burgundy. The developers will look iuto it. It was clarified that the sigus
6
