v ?
are on a raceway in order to get iTL approval and if "the letters were applied directly to the building,
there would be holes wluch could cause leakage. He stated that the raceways will be painted to match
the building and there was no logo, per se, since the entire wording, including the star, is a registered
trademark. Mr. Yager stated, whether it is a trademark or not, it is a logo. He questioned if there was
any neon ou the building since it was mentioned by the planniug coinmission, but it is not shown on
the plans. There is ueou ov the letters of the sign, but it is covered with clear plastic, not exposed.
There is no neon band shown on these plans. Mr. Gallagher wondered if the sign adjacent to I-480
would be seen fioin the freeway, aud questioned if they would come back for a fourth sign after the
other property is developed. The developers believed that it would be possible to see it from the
freeway siuce you can see Macaroni's when you are headed east. Mr. Yager has no problem with the
height of the letters, he does not like the rail system wluch obliterates the design intent of the building.
The board has regularly eliininated logos and the star is a logo. He iutends to suggest that they have
two sigus instead of three since, at that location, he could not ask them to have just one sign. He noted
that they actually have four sigus since they have a ground sign on Country Club. Mr. Zergott agreed
that there was too tnuch signage, but wondered if they did not need soinething from the parking lot
and for I-480. It was uoted tliat tliere were two sigus ou Cluli's and a ground sign, and two plus a
grouud sigu on Macaroni's. Mr. Yager suggested having two signs at whichever location they choose.
After viewiug tlie grouud sign, Mr. Yager questioned the necessity of having the neon "open" sign on
the monument sigu. Mr. Colson believed that this was valuable. Mr. Zergott read the minutes of the
plauning covunissiou wluch referred to the neon band on the building aud since he had not seen tlus on
the plans, he wanted to make sure that it would not be included. Mr. Colson stated that it was not on
the drawings that were presented, but he cannot address what might happen in the future. Mr.
Newberry stated that it is uot part of tlus package. Mi•. Zergott did not believe that "steakhouse" and
"saloon" was an advertiseinent for their product, since it was part of their name. He has no problem
with the sign or the star on it, but he does have a problem wit'h the amount of siguage. The members
agreed that there should be two wall sigus on the' building plus the monument sign. T. Gallagher
moved to reconuneud that the develop.ers of Lone Star Steakhouse and Saloon of Oluo reconsider
their planting structure to reflect tlus climate; that they relocated the dumpster as discussed,' but this
board prefers it further back and it should be placed perpendicular to oue of the driveways, preferably
the farther oue, but it should uot be along side of the building. The board recommeuds that there be
two signs on the building and ask that they consider restructuring the rails and removing the word
"open" from the inonument sigu. The motiou was seconded by B. Zergott, and unanimously approved.
W. Zergott will speak with their landscape architect: He further stated he thought that there were far
too many plautings around the buildiug. The developers will probably not have a landscape plan ready
for Mr. Zergott's review piior to plamiing cominission meeting, but they will present it at the meeting
aud then get lus approval before the B.Z.D. meeting.
4) McCormick Place Shoppirig Center, property located west of Plaza West Shopping Center, 23130-
23150 Lorain Road
Proposal to constiuct shoppiug ceuter.
Referred by planniug commission July 11, 1995.
1VII-.
