C? <br />the site plan and advised that the parking, based on one space per every two seats, will have 148 <br />spaces, with 18 spaces landbauked. T7ie setbacks conforms to the code. There is a proposed expansion <br />plan which Mr. Colson would like approved at tlus tnne, even though he is not sure it will ever be <br />conshucted. Mr. Newbeny stated that the perimeter plantings would be consistent with the adjacent <br />landscaping, but the planting around the building will have a western motif. There will be a sidewalk <br />ou Couutiy Club Boulevard, a sidewallc into the site and auother along the common drive between the <br />two restaurants. There is a proposed drive shown to the east, but that property is not developed as yet. <br />Mr. Zergott does not believe that the landscaping arouud the building is satisfactory since some of <br />these plants will uot suivive in tlus area. Mr. Colson believed very strongly that tlus landscaping is part <br />of their identity, they were willuig to give on the periineter landscaping, but what is around the <br />building is iu keeping with their theme. Mr. Zergott stated that he does not believe that this <br />landscaping will look good iu two years, and he is merely giving advice. He pointed out that there is <br />too much Yucca and would like their landscaper to look into some other type of evergreen that could <br />be worked in, siuce there was uotlung but yucca, sage bush and cactus. He believed that they needed <br />more evergreen material since most of the plants are deciduous. He explained that the potentilla does <br />uot do well in this clunate, and the fountain grass only looks good for about four or five months out of <br />the year. It was agreed that their laudscaper could call Mr. Zergott for some suggestions if he wished <br />to. He has no problem with the perimeter landscapiug and only suggested that it should be desigued in <br />beds so that they do not have to inaintain grass around the trees. The members have a problem with <br />the dwnpster enclosure wluch is too close to Couutry Club. Mr. Gallagher did not believe a truck <br />could get iu to inake a pick up. Nlr. Colsou agreed to move it opposite the first drive to the south, but <br />the members would like it further south. Mr. Colsou agreed that it was not good where it was shown, <br />but believed it needed to be closer to the back door. Later on in the meeting, Mr. Colson advised that <br />the enclosure would ba brick to be consistent with the building. Mr. Zergott will recommend that <br />planning coimnission suggest a location for the dumpster. Mr. Yager questioned their lack of <br />landscape islands in the rear parkiug lot. Building Cominissioner Conway advised that the city had no <br />codes regulating landscape islands in parking lots. Mr. Zergott had no problem with this one because it <br />was in back of the building. Mr. Newberry presented a photometric plan and advised that the lights <br />would be 400 watt inetal halide mouuted at a 25 foot height, the poles at the perimeter are a forward <br />throw. In response to Mrs. Krieger's questious, the developers advised that the poles are mounted on <br />a concrete base aud will. match those on the Coiporate Ceuter and Wal-Mart; and there will be accent <br />fixtures on either side of the building with 100 watt metal halide bulbs. Mr. Corsi, representing the <br />owner of the property, stated that these lights were part of their development criteria. Mr. Yager had <br />no problein with the colors, but questioned something that looked like a metal wind strut that was <br />visible in the picture that had been presented, 'but was not shown on the plans. None of the <br />representatives were aware of tlus aud Mr. Corsi stated that they would not want wiud struts. If it is <br />there, Mr. Yager advised that there are other ways to design it so it will not be seen_ It was clarified <br />that the brick would go all around the buildiug, and Mr. Yager stated that he had no problem with the <br />building, but was concei7ied about the sigus and believed that the signage ruins the theme of the <br />building, N1r. Kaufmanu stated that the sigus were desigued to work with the building using the rodeo <br />type style, the arch was designed as a trademark for Long Star. They have proposed 3 signs for the <br />bUllCllllg, tlle WOTCIS "I,Olle" 1llCl "StaT" are 22 inches iu height, the words "steakhouse" and "58100ll" <br />are 14 inches and the star is 54 inches. He clarified that one sign faces Country Club, one faces the <br />south, and one faces the west. Nlr. Zergott believed that the one on the south could ouly be seen from <br />the back parking lot. Mr. Yager noted that the letters were on an exposed bar that sticks out 10 ar 12 <br />inches where snow will accuinulate. Mr. Kaufinaun explained that they are individual letters but they <br />4
