a <br />? <br />to board of zoning appeals that James Lumber should eliminate the "bath", "doors", "Mndows" and the <br />mural from their building and then if the board of zoning appeals allows more signage, they should <br />return with a proposal that conforms to what is allowed. The motion was seconded by B. Zergott, and <br />unanimously approved. <br />N. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Christ The King, 30635 Lorain Road. <br />Proposal to construct an addition for class rooms and a gymuasiwn. <br />Heard by board of zoning appeals October 5, 1995. <br />Parcels must be combined. <br />Referred by planning commission October 10, 1995. • <br />Mr. Robinson, consultant, and Mr. Brokaw, architect, presented revised site plans showing the storm <br />water drainage and lighting. He explained that the main building of the addition is a multi-use <br />gymuasium along with a two story classroom area which will house an elementary school. Later on they <br />intend to have a junior high school. He explained that there have been two additions previously to the <br />building, and the existing house on the property will be removed. He presented a sample of a <br />Bowerstone Shale Company brick (#145) which seems to be the best match to the existing, since part <br />of the sanctuary is orange brick with a little deep red mixed in, and the lower portion in the back is a <br />inixrt«re of red and orange. He had corisidered two other samples, both of which are similar to this one; <br />however, they are requesting approval of this product or one that is equal to it in order to look into <br />products of other manufacturers. The Duchuu split face block on most of the gymuasium will be <br />Goldenrod (Y2) and the accent will be Umber (CC-3): The shingles will be black, probably either <br />Georgia Pacific or Owens Corning, in order to match the existing roof as closely as possible: The <br />windows will be clear glass probably with dark bronze anodized frames. Mr. Brokaw explained that the <br />storm water will be retained in two 48 inch diameter pipes which will be discharged into the existing <br />ditch. Since the planning commission requested that the height of the poles be reduced from 25 feet to <br />15 feet, the new lighting plan has more poles than the original layout. These are high cut offfixtures and <br />are shielded from the residents, so there would be only about .25 foot candle at the property line. He <br />presented a photometric plans of the site of the previous scheme. The only lights that will remain on <br />after the church is closed are the building lights, which are near the doors as shown on the plan as E-3. <br />Mr. Robinson clarified that they are willing to try this, but since there have been some problenns in the <br />parking lot, they might have to have more security lighting in the back. He stated that they are trying to <br />match existing materials and also the existing landscaping. Mr. Zergott noted that they lost several trees <br />last summer, and suggested that they replace them. It was pointed out where the existing landscaping <br />was. Mr. Brokaw thought that they could add some trees in the parking lot islands. Mr. Zergott <br />questioned if they need all. the parking that is shown and suggested that they might be able to landbank <br />some spaces along Loraiu Road. Mr. Robinson advised that the Building Commissioner had determined <br />that they needed 290 parking spaces and the size of the gymnasium determined what spaces were <br />needed. He clarified that the gymuasium could seat up to 800 people and might also be used for <br />wedding receptions, speakers, etc. Mr. Yager and Mr. Zergott both questioned the need for that many <br />spaces, -and again suggested landbankiug the spaces along Lorain Road. Mr. Robinson responded that <br />they wanted as many spaces as possible since, if drivers cannot find a parldng spot, they leave. Mr. <br />Yager pomted out that much of the green space that was part of the beauty their facility will be gone. <br />2
