The church could then come back and ask that they be installed at a later <br />date. Mr. Robinson questioned if planning commission could reject installing the spaces, if they are <br />needed in the future. He will check with Mr. Conway on that. He noted that landbanking spaces would <br />be up to the owner, because some additional costs would be iucurred if they had to be installed at a <br />later date. Mr. Zergott stated that he agreed with Mr. Yager that the parking and the front drive would <br />totally ruin their nice frontage. Mr. Yager noted that this will significantly alter the impact of the <br />Lorain-Charles corner and not on a positive side. Mr. Robinson agreed, but noted that if they take away <br />the front drive, it will cause a traflic flow problem and significantly reduce their parking. Since the <br />Engiueering Department had approved the traffic pattern, Mr. Zergott would like them to look at it <br />again. He also suggested that the dumpster be screened from the residential district and wondered if the <br />roof top units would be seen. The developers advised that there would be a parapet wall to shield them, <br />but the height of that wall had not been determined as yet. Mr. Yager again questioned how far along <br />their plans were. Mr. Robinson explained what had been done had been required for submittal to <br />planning commission, so some of the plans were complete, but some did not have to be. Mr. Zergott <br />concluded that the building would have to stay as it is. Mr. Yager believed that they should go back to <br />the owner with the information that it would be worth paying the architect to go back and reexamine <br />the site. Mr. Robinson stated that they had turned the building about every way they could. Mrs. <br />Krieger noted that they have both high pressure sodium lights and metal halide lights shown on the plan, <br />and advised that high pressure sodium is yellow light and metal halide is white and sometimes they do <br />not work well when they are miaced. If they use the yellow to wash the building, it will distort the color. <br />The developers will review tlus since they want both the addition to be consistent with the existing <br />building. B. Zergott moved to accept the Christ The King proposal, as presented, with the addition of a <br />dumpster enclosure, and that planning commission and engineering definitely take a look at the drive <br />and parking in front and try to give North Olmsted some more green space, if this is given to them, the <br />board will look at a revised landscaping plan without waiting for a meeting. We would like planning <br />commission to review the remarks made by Mr. Yager. The motion was seconded by S. Krieger. Roll <br />call on motion: Zergott aud Krieger, yes. Mr. Yager, no. Proposal will be forwarded to planning <br />commission. <br />2) Kovalak Comnercial Building (Kovepoint), sublot 10, North Olmsted Industrial Parkway. <br />Proposal to construct office storage building. <br />IZeferred by planning commission October 10, 1995. <br />Ms. Davis, representing the arclutect, presented material boards showing two color combinatious, a list <br />of materials, photographs of the site and color renderings. She advised that these colors schemes <br />represented a general idea of what they are planuing, but since some of the materials in other colors <br />might be less expensive, they would like to be able to make a final decision later. She presented samples <br />of the buff and scarlet split face block, which would have a green door, and either a black or brown <br />root depending on the colors of the window frames which will be either bronze or black. Mr. Kovalak <br />eaplained that the first phase will be a 60 by 60 foot building with four u.nits each, one of wluch may be <br />split in half for a small office, one unit will be for his roofing company, and the rest will be leased. There <br />will be a second phase with another 60 by 60 foot building. Ms. Davis then explained the color schemes: <br />that the first one would by in "GZay K" (SW 2138) and `Bone Wlute" (SW 2128) split face block with <br />"Renoir Red" (#1609), with either Certainteed "Horizon" shingle roof in either "Shadow Black" or <br />"Weathered Wood" and the second choice would be a"Rocklite" masonry product in a"Scarlet" <br />(SW 1314 ) and Desert Buff' (SW1113) with the doors painted in "Mown Grass" (SW 2377) and black <br />shutters with either Certainteed "Horizon" or "Shadow Black" roofs.
