Mr. Yager recommended that they use the <br />colors they prefer and check with all the manufacturers since each had differeut colors at different <br />prices, one might have the less expensive grays and another the less expensive browns. He believed that <br />they should use the colors that they want since, with these materials, they will never have to paint or <br />change colors. Mr. Zergott agreed and suggested that they plan a definite color now. Neither Mr. Yager <br />nor Mr. Zergott had a preference to colors since there are only two buildings in the industrial park, one <br />is a beige color and one is in the grays. Mr. Zergott stated that the landscape plan was exceptionally <br />good, and, if they had to economize, they could elimiuate some of it, possibly the bed in the back. Ms. <br />Davis explained to Mrs. Krieger that they were hoping to use mostly wall lights, and she presented a cut <br />of a spherical shaped fixture similar to what they plan to use, if they can find a smaller version. She <br />presented cuts of other types of fixtures and explained that she was after a soft glow illumination with <br />both up and down lighting to wash the block. There will be some soffit lights over the doors and the <br />windows. Mr. Yager offered to let her look at his company's catalogues, and Mrs. Krieger advised that <br />the Spaulding Compaiiy would probably have a fixture similar to this. Ms. Davis stated that she would <br />like to have internal mechanical units, but due to cost, they might go with roof top units. Mr. Zergott <br />advised that, if these units are outside, they would have to be concealed. There is a lower portion in the <br />ceuter of the building where they might not be seen, but Ms. Davis is going to try to keep them inside. <br />T1ie dumpsters will be located in the rear of the uuits and shielded with a screen wall and evergreens. <br />Since the dumpster enclosures might be adjacent to the front of a building that might be built next door, <br />Mr. Zergott suggested that if they do get a neighbor, the enclosures should be screened with gates. Ms. <br />Davis believed that the landscaping will shield it. Mr. Kovalak stated that they may just keep the <br />dumpsters inside, but if they have to keep them outside, they could either enclose all of them or else get <br />one large one for all the tenants. They will return to the boards when they are going to do the second <br />phase, and it is possible that they may be able to get more land and build more in the future. During the <br />framing of the motion the developers and the board discussed making a definite choice of a color. Mr. <br />Kovalak advised that he was partial to gray and.green, so it was decided to use the gray color scheme <br />with a Hunter green door instead of the red. M. Yager moved to accept the plans as submitted with the <br />condition that the developers look at the dumpster location and enclosure and that the roof top uuits <br />must be either located inside or screened. The motion was seconded by B. Zergott, a.nd unanimously <br />approved. This proposal will go on to the BZD Committee of Council with these recomnendations. <br />The members decided to review the sigvs. The ground sign will match the materials of the building and <br />the building signs are shown on the plan Directional signs may be added later. B. Zergott moved to <br />approve the ground sign and building signs, seconded by M. Yager, and unanunously approved. <br />VI.
