The oath was administered to Mr. <br />Mongello and Ms. Kemp/Kopco, architects, and Mr. Contomo, representing Ethan Allen. Mr. Mongello <br />presented a photo board showing the existing and adjacent properties and a rendering of the proposed <br />remodeling. He eaplained that they were requesting a variance for the sign since the building backed up to <br />Brookpark Road. It was clarified that the letters on the front wall were only three feet high, but the height <br />variance was needed for overall height. Mx. Ryinarczyk explained that both wall signs were over the 75 <br />foot maximum. The architectural review board had recommended that the logos on the avvving be <br />removed. The members agreed that the logos looked elegant and it was noted that with this type of <br />building there would be no sale signs in the windows. The members had no problem with the request. <br />M. Boyle moved to grant to Ethan Allen, 26125-27 Lorain Road, their requests for a 95.5 square foot <br />variance for excess signage for a business use; for a variance for second wall sign (Brookpark Road); a 4 <br />foot height variance for one wall sign; variances to have wall signs over the 75 square foot area allowed; <br />and a 9 square foot variance for four avvuing signs for a total of 36 square feet. Violation of Ord. 90-125, <br />Sections 1163.11A and 1163.12A. The motion was seconded by W. Purper, and unauimously approved. <br />Variances granted. . <br />7. Sunnyside Tovota, 26890 Lorain Road. <br />Request for variance (1123.12). Request 25 square foot variance for excess sign area for a business use; <br />request varia.nce to have 3 additional wall signs; request variance for a second ground sign; request <br />variance for location of one ground sign(Toyota) in prohibited triangular area; and request 3 foot height <br />variance for both ground signs. Note: Two of the three additional wall signs are for logos which must be <br />approved by architectural review board. <br />Chairman Gomersall called all interested parties before the board. The oath was administered to R. <br />Kalina, sigu contractor, who presented plans and explained that the building will be remodeled to be <br />compatible with the Saturn building next door. A variance had beeri granted for the second wall sign prior <br />to dividing the building. The letters on the existing signs are 36 inches and the new ones will be 24 inches <br />for both Mazda and Toyota and they will be adding "Sunnyside" in front of each sign. There will be a 3 by <br />3 foot "happy face" logo on the two side walls, above the entrance doors. Both the Mazda and Toyota <br />pole signs will be removed and replaced with two ground signs. Mr. Gomersall was concemed that the <br />Toyota sign would interfere with visibility of drivers tunung east. Mr. Kalina explained that there was a 5 <br />foot setback from the sidewalk, which would allow visibility. It was clarified that the building plans and <br />site plan had been approved at the same time the Saturn building had been approved and there was only to <br />be one car per pod. Mr. Gomersall noted that there were two vehicles on a pod for the MotorCars <br />dealership. Law Director Gareau believed that their original permit allowed them to display 2 cars on a <br />pod. The members reviewed the requests. J. Maloney moved to grant the request of Sunnyside Toyota, <br />26890 Lorain Road, for a 25 square foot variance for excess sign area for a business use; a variance to <br />have 3 additional wall signs; a variance for a second ground sign; a variance for location of one ground <br />sign (Toyota) in prohibited triangular area; and a 3 foot height variance for both ground signs. Violation <br />of Ord. 90-125, Sections (add sections). The motion was seconded by T. Koberna, and unanimously <br />approved. Variances granted. <br />Chairmau Gomersall advised that Building Commissioner Conway had submitted letter regarding a <br />variance granted for Beth Scebbi, Delmere Drive at the November 1, 1995 meeting. She had come in <br />originally for a variance for depth of lot, and then at the meeting amended her request to a 1 foot rear <br />yard variance for the dwelling. The letter requested to change the 1 foot variance to a 4 foot rear yard <br />3
