<br />1. All Ameiicau Karate Studio & Supply, 27069 Lorain Road. <br />Request for variance (1123.12). Request 82 square foot variance for excess signage for a business unit; <br />request variance to have a second wall sign; and request 4 foot variance for height of wall sign on east <br />elevation. Signs are installed. Violation of Ord. 90-125, Sections 1163.11(c) and 1163.12(a). <br />Chainnan Gomersall called all interested paities before the board. The oath was administered to Mr. <br />DeVries and Mr. Walton who explained that their landlord had given them a picture of the previous signs <br />and they believed that they could replace what had been there previously. Mr. .Gomersall advised that <br />owner of a center across the street had objected to the signs on the basis that they cheapened the area and <br />would be unfair to the karate studio in her building. The owners responded that the studio across the <br />street was in a newly remodeled building, and they were merely replacing what had been there previously. <br />They explained that the area behind the sigus was iu very poor condition and this actually made the <br />building look better. Since their sigu is not lighted, they believe that they are at a disadvantage and need <br />additional siguage_ The members explained the variances that are needed and advised that they had seeu <br />the sigus. It was suggested that the sigu on the side should be the same size as the one on the front. Mr. <br />Gomersall suggested cutting it in half. Mr. DeVries agreed to take the top section of? since the sign is in <br />two separate pieces. Nli•. Maloney calculated that only a 50 square foot variance would then be need and <br />there would be no height variauce. J. Maloney moved to grant the agreed modified request of All <br />Americau Karate Studio aud Supply, 27069 Lorain Road for a 50 square foot variance for excess siguage <br />for a business unit and a variance to have a second wall sign, with the notation that the second wall sign <br />would be 4 by 8 feet. Violation of Ord. 90-125, Section 1163.11(c) aud 1163.12(a) The motion was <br />seconded by T. Koberna, and unanunously approved. During the framing of the motion, Law Director <br />Gareau asked that the board refer to- this an agreed modified request. The owners were advised that the <br />bottom section should be removed by the end of the following week. Variances granted. <br />2. Century Federal, 28255 Lorain Rd. <br />Request for variance (1123.12). Request location variance for one directional sign, aud variance to have <br />advertising on two duectional sigus. Violation of Ord. 90-125, Sections 1163.12 (E) and 1163_03(B). <br />Chairman Gomersall called all iuterested parties before the board. The oath was administered to Mr. <br />Zingale, sigu contractor, who clarified that this was a drive up ATM and both signs were needed to <br />prevent traffic from entering the wrong way. Mr. Gomersall stated that this is a terrible location and that <br />he had to back out. He believed that there was a sign there at present. Mr. Zingale responded that now <br />they want to identify it as a MAC maclvue. Mr. Kobema questioned the need for the MAC identification <br />on the exit sigu and believed this would be even inore confusing, since they did not want people to enter <br />there. Building Coinmissioner Conway questioned the site plan since the parking lot has been re- <br />configured fioin what had been originally approved. Mr. Maloney noted that, if he were driving east on <br />Lorain Road he would use the first drive, and since there is a traffic hazard, he believed that the traffic <br />pattern should be studied. Mr. Conway noted that the real estate office in the same building had a lot of <br />traffic. He also thought that the ATM was really intended for wallc up customers when planning <br />commission approved it. It was decided to continue tlus proposal until the next meeting in order to <br />present it to plauniug comnission as a minor change aud also have the traffic engineer look at it. R. <br />Goinersall moved to table the Century Federal request for a variance until next month, with the <br />stipulation that the traffic eugineer will take a look at it and make comments. The motion was seconded <br />by J. Maloney and unanunously approved. N1r. Zingale was advised to coutact Mr. Conway in two week? <br />to find out the results of the ininor change and the engineer's report. Request tabled. <br />2
