r ?. <br />? M <br />about theu customers parking in adjacent lots, then he is required to bring it back to Planning <br />Commission. Mr. Stitz stated that their parking needs are eatreinely small. It was clarified that <br />if this building were converted to any other use, there would not be enough parking. Mr. Stitz <br />stated that the code requiremeuts are such, that almost any lot in the city would need a <br />variance. Mr. Gareau responded that, if a lot is platted, a developer can use it. Mr. Stitz advised <br />that this build.ing will be far less objectionable than the car wash and would be a nice addition <br />since there is a sea of gas stations in the neighborhood and there will be less glare from lights <br />since they ouly have security lights ou the back of the building. Mr. Gomersall stated that if the <br />cross easement was recorded in perpetuity, he did not believe that there would be a problem. <br />Mr. Maloney is coucerned that, if Long John Silver, went out of business, there might be a <br />another boarded up building. Mr. Conway stated that if either business goes out of business tlus <br />board will have to look at why this variance was granted in the first place and restrict the use to <br />soinethuig that will fit; but tlus is their choice they are coustructing the building today, and it <br />might lower the resale value. Mr. Cahner advised that all the questions and objections that he <br />has had have been settled prior to tlus meeting. J. Maloney moved to grant La-Z-Boy Furniture <br />Gallery, 25410 Lorain Road, their request for a variance to permit 5 parallel parking spaces and <br />a 10 foot side yard variance for building to be constructed on the property line, tlus <br />developinent is subject to a reciprocal easement in perpetuity with the adjacent Long John <br />Silver restauraut. Violation of Ord. 90-125, Sectious 1161.04(b) and 1139.07. The motiou was <br />seconded by R. Cpomersall, and unauimously approved. J. Maloney moved to graut to Loug <br />Jolui Silvers, 25482 Lorain Road, a 37,350 square foot variance for area of lot now non- <br />conforming with sale of adjacent property. Also that the variance be conditioned upon the fact <br />that, eveu though the lot size is being reduced and the parking spaces are being reduced, that <br />there will be a joint reciprocal easement that can be utilized to bring the parking back up to the <br />required amount should the need arise. Violation of Ord. 90-125, Section 1139.06. The <br />motion was seconded by Mr. Koberna, and una.vunously approved. Variance granted. <br />J. C. Pennv Furniture Co 6150 Great Northem Mall. <br />Sigus variance approved on November 2, 1994. Now requesting to change location of wall <br />sigus on building. <br />Building Commissioner Conway advised that the board had granted a variance to J. C. Penning <br />Furniture and they would now want to relocate the wall sign from the south elevation to the <br />west side. The members had no problem with that. R. Gomersall moved to approve the request <br />of J. C. Penny Furniture Company, 6150 Great Northern 1Vlall, to move the sign from the south <br />elevation to the west elevation, all other signage is to remain the same. The motion was <br />seconded by W. Purper, and unanimously approved. Request granted. <br />The meeting was adjourned at 10:55 p.m. <br />R. Mmersall, Chauman <br />B.
