<br />15. Ruth and Lewis Letwin, 6162 Fitch Road. <br />Request for variance (1123.12). Request variance to replace second shed on property. Violation of <br />Ord. 90-125, Section 1135.02(d)(1). <br />Chairman Gomersall called all interested parties before the board. The oath was administered to Mrs. <br />Letwin. The members had no problem with the request since the Letwins had a large lot. M. Boyle <br />moved to grant the variance to Ruth and Lewis Letwin, 6164 Fitch Road, to replace second shed on <br />property. Violation of Ord. 90-125, Section 1135.02(d)(1). The motion was seconded by R. <br />Gomersall, and unauimously approved: Variance granted. <br />16. William Demars, 27855 Marquette Drive. <br />Request for variance (1123.12). Request 8.5 foot rear yard variance to construct patio enclosure. <br />Violation of Ord. 90-125, Section 1135.08(2). <br />Contiuued from board of zoning appeals meeting of June 8, 1995. <br />Chairmau Gomersall called all interested parties before the board. The oath was administered to Mr. <br />Kemp, contractor, and Mr. Demar. The members had no problem with the request. J. Maloney moved to <br />grant the request of William Demars, 27855 Marquette Drive, for a 8.5 foot rear yard variance to <br />construct patio enclosure. Violation of Ord. 90-125, Section 1135.08(2). The motion was seconded by <br />R. Gomersall, and unauunously approved. Variance granted. <br />10. Circuit Citv, 27250 Lorain Road. (Heard at this point). <br />Request for variance (1123.12). Request 81 square foot variance for excess sign area over the maximum <br />square footage allowed for a business unit. Request variance for two additional wall signs. Request 58 <br />square foot variance for excess signage over the maximum allowed for a business building wall. Request <br />3 foot height variance for two signs in excess of the permitted height. Violation,,of Ord. 90-125, <br />Sections 1163.11(c) and 1163.12(a). <br />Chau-mau Gomersall called all interested parties before the board. The oath was admiuistered to Mr. <br />Mariuo, sigu contractor for Circuit City. Mr. Papandreas and Mr. and Mrs. Herbster had been sworn in <br />previously. It was clarified that the letters are only 3 feet high, the 3 foot height variance reflects the fact <br />that the signs have one word over the other. Mr. Mariono stated that they have co-operated with the <br />spirit of what both the developer wanted for the shopping center and what the city's sign ordinance <br />allows. The signs on the rear are non-illuininated and merely identify where customers should go and <br />were not considered in the sign area because they are not visible from a public way. The "customer <br />pick-up sign" on the front is u.nder the canopy and is not illuminated. They usually have tag lines which <br />indicated what they sell, but those have been eliminated. Normally their front signs are 42 inches high <br />and these have been reduced to 36 inches. The architectural review board had approved this sign as <br />submitted and the members agreed now, that they understand that the letters are only 3 feet high. J. <br />Maloney moved to grant the requests of Circuit City, 27250 Lorain Road, for an 81 square foot <br />variances for excess sign area over the maximum square footage allowed for a business unit; for two <br />additional wall signs: for a 58 square foot variance for excess signage over the maximum allowed for a <br />business building wall sign and a 3 foot height variance for two signs in excess of the permitted height <br />with the understanding that the lettering of Circuit City is actually only 3 feet high. Violation of Ord. <br />90-125, Sections 1163.11(c) and 1163.12(a). The motion was seconded by R. Gomersall, and <br />unan'vnously approved. Variances granted. <br />6
