He noted that this garage will be in <br />full view from his rear window. Mr. Gomersall pointed out that their rear yards are deeper than inost in <br />the city. It was clarified that the depth of the garage should be 36 feet instead of 35 because of Mr. <br />Conway's suggestion. The members agreed and it was determined that this would be a 114 square foot <br />variance. Mr. Isabella agreed to a modified variance. J. Maloney moved to grant the request of Michael <br />Isabella, 4199 Clague Road, for a modified request which was mutually agreed on for a 114 square foot <br />variance far garage area to replace existing detached garage. These garage dimensions would be 24 by <br />36 feet. Violation of Ord. 90-125, Section 1135.20(c)(1). The motion was seconded by R. Gomersall, <br />and uuanimously approved. Variance granted. <br />3. Mike Rotella, 23113 Alexander Road. <br />Request for variance (1123.12). Request 30 foot variance to replace detached garage in same location <br />on a corner lot where existing garage is located which is adjacent to the front setback of the abutting <br />properiy. Violation of Ord. 90-125, Section 1135.02(d)(5). <br />Chairman Gomersall called all interested parties before the board. The oath was admuustered to Mr. <br />Rotella. It was clarified that tlus would be tlie same locatiou as the existing garage. No neighbors were <br />present. The members had no problem with the request. W. Purper moved to grant a request to Mike <br />Rotella, 23113 Alexander Road, for a 30 foot variance to replace detached garage in same location on a <br />corner lot where existing garage is located which is adjacent to the front setback of the abutting <br />property. Violation of Ord. 90-125, Section 1135.02(d)(5). The motion was seconded by T. Koberna, <br />and uuanimously approved. Variance granted. <br />4. James Lumber, 27375 Lorain Road. <br />Request for variance (1123.12). Request 245.5 square foot variance for excess business use signage; <br />request 308.5 square foot variance for excess business building signage; request 4 foot height variance <br />for three of the building signs; request variance to have 12 additional wall signs (one allowed) and <br />request variance to list numerous goods and service which is not permitted. Violation of Ord. 90-125, <br />Sections 1163.11(a); 1163.11(b); and 1163.03(a)(1)(c). <br />Heard by architectural review board on October 18, 1995. <br />Chairman Gomersall called all interested parties before the board. The oath was admiuistered to Mr. Bart <br />James, owner and Mr. Olson, a neighbor. Mr. Gomersall noted that tlus is a lot of signage. Mr. James <br />clarified that tlus international design is dictated by the co-op they belong to. He explained that theu <br />building is at an augle and does not have the best visibility, so they need signage on three sides. Mr. <br />Malouey believed that this sign is a big billboard. Mr. Jaines explained that no structural work is being <br />done, they are only installing signs. He advised Mr. Olson that these signs would not be illumiuated. The <br />members agreed that this was too much signage. Mr. James stated that out of town customers have <br />uot been able to find the store. Mr. Gomersall advised that the board has granted signs for more than <br />one elevation, but not 12 signs at one locatiou. Mr. Maloney suggested that they use a pylon sign. Mr. <br />James agreed that the product signs could be removed, but the name of the store was James Do It Best <br />Lumber and James Do It Best Design Center, and that has to be on the store. Building Commissiouer <br />Conway believed that this should go back to the arclutectural review board with a reduced request. Mr. <br />James responded that they had been to the architectural board and were only asked to el'uninate the <br />product signs. Mr. Conway advised that the architectural review board had asked them remove both the <br />product signs aud the mural. Nlr. James reiterated that the uame of his business was James Do It Best <br />Lumber and James Do It Best Desigu Center. Ms. Boyle pointed out that there was no Design Center on <br />2
