lus jacket, just James Lumber. Mr. James responded that this is a separate division of his compauy. It
was pointed out that there was a small worker on the building, that was not shown on the copies that
went to the architectural review board. He maintained that the Do It Best was part of the name for the
North Olmsted store only. Ms. Boyle questioned what the Do It Best had to do with it and stated that
this was a logo, not part of the name. Mr. James maintained that this was part of the co-op's name, just
like Tru-Value. He stated that the architectural review board had suggested the James Do It Best
Lumber on the front and the one side. Mr. Maloney clarified that the Design Center would be on the
lower panel. The members discussed various compromises among themselves. Mr. James believed he
needed signs on three sides. Mr. Conway believed that if the board granted a variance to have signs on
three sides, every business would want that. Mr. Purper stated that it would be impossible for people
diiving down Lorain Road to read all the signs. Mr. Gomersall stated that the little worker would have
to be removed. Mr. James agreed to give that up that since it is existing. 1VIr. Conway explained that
there was no permit for that to begin with and noted that that the rendering was different from the p'lan.
The members discussed what signs should be allowed. It was agreed that the mural should not be
approved, but it was agreed that the signs on the west elevation would state Design Center, Do It Best,
and James Lumber, which would be 122 square feet. The sign on the east, Hardware and Home Repair",
was to be 2 by 20 feet, but the members did not believe it would be seen and did not think it was
uecessary to have it there, since the signs on the north would be visible coming from the east. It was
decided that the north could stay James Lumber, Do It Best which would be 156 square feet. 'Me total
sigu area would be 278 square feet, and they are allowed 242, so they would need a 36 square foot
variance. The height variances have been reduced along with the total number of signs. Mr. Conway
advised that the excess building signage variance would be 99 square feet. The logo that is there will
have to be removed. Mr. James agreed to the modified variances. J. Maloney moved to grant the request
for James Lumber 27375 Lorain Road , a modified mutually agreed to request, for a 36 square foot
variance for excess busuiess use signage; a 99 square foot variance for excess business building signage;
to grant a 1 foot, 4 inch variance for the building sign on the north; and to grant a variance for three
additional wall signs (one allowed). Violation of Ord. 90-125, Sections 1163.11(a) and 1163.11(b). The
motion was seconded by W. Purper, and unauimously approved. Ms. Boyle requested that a marked plan
be kept for the record. Chairmau Gomersall signed and dated the modified plan. Variances granted.
5. Pete Georgeson, 24735 Deerfield Drive.
Request for variance (1123.12). Request 44 foot rear yard variance to construct addition wluch will
attach existing detached garage (making garage part of structure)_ Violation of Ord. 90-125, Section
1135.08(a).
Chau-man Gomersall called all interested parties before the board. T'he oath was administered to Mr.
Georgeson and W. Schauer, contractor. It was clarified that the addition would be attached to the
existing house aud to the existing detached garage. The members had uo problem with the request. W.
Purper moved to graut the request to Pete Georgesou, 24735 Deerfield Drive for a 44 foot rear yard
variance to construct an addition which will be attached to existing detached garage and original dwelling
(making garage part of structure). Violation of Ord. 90-125, Section 1135.08(a). The motion was
seconded by R. Gomersall and unauimously approved. Variance granted.
6. William and Patricia Gallagher, 6612 Louanu Drive.
Request for variance (1123.12). Request 57 square foot variance for shed over the 2% maximum of rear
yard area allowed. Also request 4 foot rear yard variance for location of shed. Violation of Ord. 90-125,
Sections 1135.02(d)(1).
3
