Mr. Allen, architect, explained that they will be relocating the existing book store into a separate <br />building that will be constructed on the westerly portion of the site and they will be adding nine <br />classrooms and offices between the existing hall and the rectory. The easternmost drive, and the lights <br />on it, will be relocated to the east of a line of existing pine trees and beside an existing home which will <br />become a convent. The bookstore is on two levels with a terrace and coffee shop; it will be handicapped <br />accessible; and the lower level will be used as a meeting hall. All the materials will match the existing <br />church with the same brick, shingles, and arches. The house to the west is privately owned. They will <br />keep as much of the existing landscaping as possible, but two large pine trees will have to be removed <br />for the drainage system. It was clarified that the senior housing complex which is to be developed by <br />Mr. Coury would be to the west of this property, and that the diocese would not be constructing <br />auother one on its vacant property, but will be selling it to Mr. Coury to develop. He clarified that the <br />parking for the bookstore was put in front because of the grade change and so it would handicapped <br />accessible. Mr. Brennan commented that the rest of the complex had green space in front and this would <br />be the only front parking area. Mr. Tallon asked if they could do some mounding in the 20 foot front <br />setback to obscure the parking lot and continue the green area: Regarding the parking, Assistant <br />Building Commissioner Rymarczyk explained that the parking complied and could be considered a <br />simultaneous use. The developer was asked to show where the curb cuts were located across the street. <br />Father F1ynn, speaking from the audience, stated that the curb cuts were not directly across and went <br />into a shopping center with a restaurant. R. Tallon moved to refer the proposal for St. Clarence <br />Catholic Church, 30106 Lorain Road, to the architectural review board for their input, seconded by K <br />O'Rourke, and unanunously approved. The proposal will have to return to plauniug commission. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Schmidt Assembly Plat. <br />The proposal is to combine permanent parcel Numbers 234-08-1, 3, 4, 5 And 234-09-12 into one <br />(1) parcel, which is the site of the currently proposed Soccer Zone facility. Location is the south <br />side of Lorain Road west of the North Olmsted Industrial Parkway. Zoning is limited Industry - <br />Industrial Park entirely. <br />Continued from plauuing commission Apri19, 1996. <br />Mr. Schmidt presented the proposal to combine the property proposed for the Soccer Zone. The <br />members had no problem with the request. R. Tallon moved to accept the Schmidt Assembly Plat <br />proposal to combine permauent parcel Numbers 234-08-1, 3, 4, 5 and 234-09-12 into one (1) parcel, <br />which is the site of the currently proposed Soccer Zone facility. Location is the south side of Lorain <br />Road, west of the North Olmsted Industrial Parkway. Zoning is limited Industry-Industrial Park entirely. <br />The motion was seconded by T. Brennan, and unauiuiously approved. <br />2) Krejci Lot Split and Assembly Plat <br />The proposal is to re-align PeiYnanent Parcel Nos. 232-18-006 and 232-18-040 into two (2) rectangular <br />(aud approxdmately equally sized) parcels. Location is the east side of Porter Road opposite Wisteria <br />Drive. Zoning is A-Residence, Single, entirely, and the proposal conforms to the frontage and area <br />requirements of the zoning code. <br />Mr. Krejci presented the proposal which would even the property lines. There is a house on one lot. R. <br />TaIlon moved to accept the Krejci Lot Split and Assembly Plat, the proposal to re-align Pennanent <br />Parcel Nos. 232-18-006 and 232-18-040 into two (2) rectangular (and approximately equally sized) <br />parcels. Location is the east side of Porter Road opposite Wisteria Drive. Zoning is A-Residence, Single, <br />3
