L. <br />would be a great asset to the community. R. Tallon moved to approve the Soccer Zone proposal, west <br />end of Lora.in Road, to construct an indoor soccer field in the Limited Industrial District, prints dated <br />4/25/96, with the inclusion of sidewalks on the north side of Lorain Road and west side of bu.ilding <br />adjacent to and parallel with the ]andscaping; light poles to be reduced to 25 feet high to the bottom of <br />the glass on the fixture and to reiterate the board of zoning appeals' stipulation that if the use of this <br />building changes, the parking in the front of the bu.ilding would have to be resubmitted to the board of <br />zoning appeals in order to remain, otherwise it would revert back to the 100 foot setback. This proposal <br />was heard by architectural reyiew board and board of zoning appeals on April 17, 1996. The motion <br />was seconded by R. Koeth, and unaniiuously approved. <br />2) Marriott Courtyard Hotel, permanent parcel 236-17-004, bu.ilding located on Country Club <br />Boulevard, east of Lone Star Steak House. <br />Proposal to construct hotel in Mixed Use District. Preliminary Land Use plan heard by planving <br />commission on January 23, 1996. <br />Heard by board of zoning appeals April 17, 1996. <br />Mr. Moluse, site planner, advised that the board of zoning appeaLs had approved all of their requests <br />except for one sign on I-480 which was deferred for future consideration. He presented revised plans <br />showing some minor modifications: a row of 36 inch high evergreen shrubs will be included along the <br />I-480 buffer to screen the cars lights from I-480; a sidewalk will be continued from their building to the <br />property line, so that guests can walk to the adjacent restaurants; the curb cut on the north side of <br />Country Club Boulevard is shown and is approximately midway between their two drives, 150 feet to <br />the easternmost and 175 feet to the westernmost drives; and the eastern driveway radii is aliened at a 90 <br />degree angle as required. Building elevations are the same as originally proposed. In response to the <br />members' questions, he clarified that the restaurant only serves breakfast and does catering for <br />meetings. As for the signs facing I-480, they originally asked for a logo on the building as well as a <br />ground sign in back. The board of zoning appeals deferred tlie ground sign and suggested they attempt <br />to get a Department of Transportation d.irectional sign on the exit indicating that there was a Courtyard <br />Hotel. The dumpster will be on the northeast comer of the building at the receiving area which is <br />screened with an 8 foot high wall. The 25 foot high light poles will match the others on the property and <br />will have a.cut off fixture with 400 watt metal halide bulbs. There will be three poles in the front, three <br />in the back, and one on the east side, along with small decorative landscape lighting to accent the front, <br />bollard lighting in the courtyard, and lighting under the canopy. It was determined that the location of <br />the lights will not interfere"with cars coming up the ramps, but if the lights do become a problem, Mr. <br />Tallon requested that they address it with the Building Commissioner. In reference to the drainage, the <br />Engineering Department will review the plans. R. Tallon moved to refer the Mamott Courtyard <br />proposal, permanent parcel 236-17-004, building located on Country Club Boulevard, east of Lone- <br />Star Steak House, to the architectural review board and to approve the plans, submitted April 19th, <br />revision number 3, dated 4/15/96, subject to any revisions or suggestions that the architectural board <br />might have and to the variances granted by the board of zoning appeals. The motion was seconded by <br />T. Brennan, and unanimously approved. <br />3) St. Clarence Catholic Church, 30106 Lorain Road. <br />Proposal to construct class room addition on existing hall and to construct a new free standing <br />bookstore. <br />Referral to architectural review board is required. <br />2
