They have also proposed another curb cut which Mr. Strelau believes will <br />reduce the traffic in the area. If the neighbors oppose this curb cut it can be redesigned to theii, <br />satisfaction. He explained that city ordinances stipulate the amount of water that properties can impose <br />on the sewers; the water must be retained on the property before it is discharged into the sewer system. <br />The reason for the retail designation is to be in continuity with what is already on Lorain Rd. He <br />believed, if this were rezoned for office use only, it would create spot zoning. A neighbor stated he is <br />not happy with what is on Lorain Road now and does not, want those conditions expanded. R. Tallon <br />made a motion to deny the request to rezone Mr. Ondich's property to retail business district from <br />Single Family B; this committee sees no reason why this property should not remain as residential <br />property in a residential neighborhood; the intrusion upon the residents would be detrimental to their <br />health, safety, and quality of life; therefore we move to deny. The motion was seconded by T. Herbster <br />and unauimously approved. <br />2) Great Northern Properties Company Lot Split Plat. <br />The proposal is to again subdivide permauent parcel number 236-17-04, located on the South side of <br />Country Club Blvd. East of Crreat Northern Blvd. (and the site of the proposed Marriott Courtyard), <br />into two (2) parcels. Zoning is Mixed Use District, entirely. <br />L. Corsi, developer, explained that since this property had been before the board previously, there was <br />little left to say, but he was willing to address any questions. A neigb.bor questioned the lot split, and <br />thought that this proposal was already approved and definitely going to be developed. Mr. Tallon <br />explained that in order to develop the lot they must subdivide it, because only a portion of the entire lot <br />will be the Marriott Courtyard, and the remainder will remain the property of Biskind Development <br />Company. The neighbor noted that there had been homes tom down. L. Corsi responded they tore <br />down the two homes at the request of the residents and the city, , because they were rental homes, and <br />trashed beyond repair. The neighbor still did not understand why they had to split the lot. R. Tallon <br />explained that the city actually requires them to split the lot so that each development has its own <br />property lines. R. Tallon moved to approve the proposal to subdivide permauent parcel number 236- <br />17-04, located on the south side of Country Club Boulevard, east of Grreat Northern Boulevard (and <br />the site of the proposed Marriott Courtyard), into two (2) parcels. Zoning is Mixed Use District, <br />entirely. The motion was seconded by R. Koeth and unanimously approved. <br />V.
