<br />with the owner. Mr. Rymarczyk advised that the driveway was not at a 90 degree angle to Lorain road <br />and would either have to be realigned or they would have to seek a variauce. Also, there should be two <br />means of egress from the parking lot, however, planuiug commission can authorize one. Mr. Howe <br />stated that they assumed that the city would prefer only one drive on Lorain Road and there would be <br />no problem re-aligning the drive. It was clarified for Mrs. Fromeyer that the building would be behind <br />their house, not beside it. The members studied the plans showing -wliere the house is located in <br />relationship to the building and parking lot. Mr. Tallou suggested that the trees should be brought <br />around further to screen the parking lot. He also questioned if they had considered putting the center <br />truck driveway on the back of the property. Mr. Howe stated that the Building Commissioner believed <br />that it would not be desirable, but they might be able to do it. Regarding signage, there will be a small <br />ground sign near the Lorain Road drive, and a directional sign on the center drive off the parkway, and <br />auother ground sign at the main drive for phase 2, also on the parkway. Tliere will be signage over each <br />bay identifying the company occupied by that bay. Mr. Breunan asked if there was ever any attempt to <br />consolidate the property with the house on it into this developmeut. Mr. Bain stated that they had not <br />talked to the owners about that property uutil receutly, when he spoke with their real estate agent, but <br />no offer was made. Mr. Brennan stated that there was not enough frontage to develop this lot as <br />uidustrial property, and he noted that since the commission was supposed to analyze a developinent for <br />the impact on surrounding properties, tlus would certainly uot have a favorable impact on tlus home. <br />Mrs. Fromeyer iudicated that they would be willing to talk about selling. Mr. Howe will take the <br />uiformation back to the owner. Mr. Manning agreed that tlus would be devastating to that property, and <br />he would like to see a strong consideration of purchasing it. City Eugineer Deiclunaiw commented that <br />if they did buy this lot they could comiect the parking lots wluch would give a better access arouud the <br />building without having a second access onto Lorain Road. He stated that the city would look favorably <br />on this from a traffic standpoint, since instead of two aprons ou the parkway there would be one. Mr. <br />Brennan pointed out that they could extend the front building. Mr. Bain stated that they would have to <br />add at least two more bays to justify the purchase. Mr. Howe agreed that tlus might be more desirable. <br />The members would like them to discuss tlus with the owuers. 1VIr. Howe asked to go on to the <br />arclutectural review board and then returu with the revised plans iu order not to delay the proposal. It <br />was decided that they could since the basic construction of the building would be the same. <br />R Tallon moved to refer the Harsax Management Co, property located on the south side of Loraiu <br />Itoad, east ofNorth Olnsted Iudustrial Parkway, permanent parcel number 234-09-00, proposal to <br />construct two office warehouse buildings in two phases to tlie arclutectural review board with the <br />recommendation that the developers tallc to the ovvuer about acquuing the existing house wluch is also <br />zoned industrial, to make a better traffic flow and extend the building. The motion was seconded by T. <br />Brennan, and unanimously approved. <br />2) Great Northern Properties Company, Biskind Parcel `B', located on the south side of Country Club <br />Blvd., east of the proposed Marriott Courtyard, north of I-480, and west of Columbia Road. <br />An amendment to the Preliminary Land Use Plan. <br />Mr. Corsi, developer, presented the prel'uninary site use plau and is asking for approval of a hotel, to be <br />located east of the proposed Marriott Courtyard Hotel. They believe that having another hotel is a good <br />addition for the area. He explained that since they are a partner and equity holders in the Radisson <br />Hotel, they would not do anytlung that would hurt theu interests since they believe the market could <br />support this hotel. He noted that seven acres of land would be left over aud is designated as future <br />office and the one parcel at the end is designated future office/ hotel and was on the previous plans. The <br />seven acres left would accommodate about 106,000 to 107,000 square feet of office space, he explained <br />2
