This available land and the land that is available for office on the Developers Diversified site <br />would be a total of about 330,000 to 350,000 square feet of office space on the I-480 corridor. He <br />stated that the entire west corridor (including many of the western suburbs) has approximately 500,000 <br />square feet to be absorbed, but the absorption rate is approximately 4,000 to 4,500 square feet per year <br />so based on this figure it would take about 40 years to use the available space. The highest rate of <br />absorption was 95,000 square feet in one year and even at that rate it would take 33 years. He believed <br />that North Olmsted had amenities, other than offices, that would attract hotel use: the retail available, <br />the restaurants; the proximity of the airport; and the quality of life in North Olmsted. He presented some <br />information pertaining to hotels and a recent article about extended stay hotels which maintains that <br />extended stay hotels are the future of the hotel industry. The Homestead Hotel, the extended stay hotel <br />being proposed for this property, is at the higher end of the extended stay facilities. Mr. Jobeson, a <br />representative of the hotel chain, explained that there room rates ru.n about $70.00 a night, depending <br />on the market, and that their competitors are the Marriott Courtyard, the Residence Inn, and other <br />hotels of that type. Mr. Corsi explained that the previously approved Studio Plus was targeted at middle <br />management range, with incomes of $45;000. to 46,500. a year. The Homestead clients are in the <br />$65,000. income level. Mr. Corsi estimated that tlus hotel should generate approximately 1.7 more <br />income to the eity than Studio Plus. Mr. Jobeson stated .that the occupancy rates for the Homestead <br />were over 75% and the average stay is about 8 to 9 days. Mr. Corsi maintained that tlus 3.1 acre parcel <br />is large enough to develop without any major variauces. Mr. Jobeson stated that they cau adhere to the <br />front and rear requ.ired setbacks. There will be no restaurant or confereuce rooins and most customers <br />come in on a reservation basis. If someone comes iu late there will be a systein whereby a guest inserts a <br />credit card and gets his key. <br />R. Tallon moved to accept the proposal for Great Northem Properties Company, Biskind Development <br />Conapany Parcel `B', located on the south side of Country Club Blvd., east of the proposed Marriott <br />Courtyard, north of I-480, and west of Columbia Road an amendment to the Preluninary Laud Use Plan <br />to include' a hotel, tentatively name Homestead Extended Stay. They use a patented process and patented tools, but <br />no solvents or paints are used. They cater to uew and used car dealerslups. The velucle is driven to the <br />front of the build.ing for an estimate and is pulled into the back of the'building to have the work done. <br />They work by appointment and rarely store cars ou the lot since most cars are done witlun an hour. Mr. <br />Herbster questioned why the cars are to be brought in over the sidewalk instead of being brought in <br />from the rear. Mr. Capone responded that the customer comes into the building with the car for an <br />estimate and it is easier to see what work has to be done; they do the estimating outside in their other <br />shop, and frequently when they pulled the car inside more dents were visible. Siuce this unit is right in <br />the middle of the shopping center, and the other stores have people coming and going, Mr. Herbster is <br />concerned about cars coming in over the sidewalk.
