<br />happen, but it has not happened at the other facility. Since there is parking in back, they would <br />probably designate an area where cars could be kept, if necessary. Mr. Nemer, the owner of the <br />building, advised that they do have room to expand the parking in back if needed. Mr. Tallon did not <br />want any cars stored on the property. Mr. Capone repeated that cars would probably not be stored since <br />most of their work is completed within an hour. This is not a body shop. Mr. Manning is concerned <br />about people driving over a pedestrian sidewallc. Mr. Capone reiterated. that estimating a car outside <br />was not satisfactory, and he clarified that they tried to keep customers away from the back of the <br />building since their process is patented and they do not want customers watching them work. 1V1i. <br />Manning stated that they should get a drive through type building, or at least, a unit at the end of the <br />building. The members would not have a problein if the cars came into the rear of the facility, and <br />explained that he might have to shift his operation from frout to back with the estimating room in back. <br />The members believed that having a garage door in the front of the building will uot look too good. Mr. <br />Koeth is concerned about having a car in a retail building considering the fiunes. Assistant Building <br />Commissioner Rymarczyk advised that there is a fire wall on either side of the unit, and about all they <br />might need would be an exhaust fau since they are not working with paint, but this would be studied <br />with the working drawings. Mr. Tallon is concerned about the fumes because there is a pizza restaurant <br />on one side and a beauty parlor on the other side. After some discussion ainoug the meinbers, Mr. <br />Manv.iug stated that he did not like the idea at all in this type building because they are mixing auto <br />repair with food. He believed that there are many places in town that would be more appropriate. He <br />explained to the owner that, this is a gas station type of operation, and it would not be fair to the other <br />tenants. Mr. Nemer believed that another type of business would have more traffic. Mr. Tallou stated <br />that they were more concerned about briuging cars into tlte building with other tenants. Mr. Nemer <br />stated that he had seen the other operation, and it was in the same type of building. After Mr. Capone <br />explained what was in the other building, the members noted that there was no food service or beauty <br />shop there. He clarified that there was uo noise since there are no hydraulic tools, pounding, etc. and is <br />a very clean operation and there was a cluld care center upstairs from the other facility. They started <br />out with a mobile service for automobile dealers and wanY to expand to a retail service. Mr. Tallon <br />would like to refer this to the Building Commissiouer aud Fire Department to determine if this would be <br />acceptable to the building standards, O.S.H.A. and what would have to be done to meet all the <br />standards of having vehicles inside a building, and if the commissioner believes that this is feasible and <br />can be done, the cou?nission will review this at the uext ineetiug. Mr. Rymarczyk advised that the <br />developer would have to present a complete set of plans for review. <br />R. Tallon moved to table The Dent Wizard, 29336 Lorain Road, request for couditional use permit <br />required for auto repair shop (dent repair only) and proposal to add overhead doors to existing unit in <br />shopping center until the next meetiug so that the developer can present plans to the building <br />commissioner early enough so they could be reviewed to make sure the business is safe, and to see what <br />needs have to be met, such as O.S.H.A. or EPA acceptance, sou.nd proofing, since they are bringing <br />automobiles into a building. These plans will be sent to the various departments for review. T1ie motion <br />was seconded by T. Herbster and uuau'vnously approved. It was clai-ified that the building departinent <br />would refer the plans to the various departmeuts, but Mr. Capoue would have to present detailed plans <br />for review. Mr. Manning asked Mr. Capone to biing soine pictures of the existing facility and he <br />explained that the commission was asking for all this inforulation at this time, so the developer could sell <br />the commission on this proposal, instead of the commission turning it down immediately. <br />4) L.
