Mr. Corsi advised that <br />the neighbor in the back, Mr. Franks, has seen the plaii and has no problem with it. It was decided to <br />keep the parking in back and add mounding and landscaping. Mr. Johnson advised that the pool would <br />be fenced per city ordinance, and they intend to have a board on board fence and the pool would be <br />electronically monitored. _ <br />R. Tallon moved to refer the Studio Plus, proposal to construct a hotel, located on the south side of <br />Country Club Boulevard, east of Victoria Plaza Apartments to the board of zoning appeals with the <br />following recommendations: 1) that the 100 foot setback required from building to west boundary line <br />on drawing scales to approximately 60 feet and the 40 foot variance that is required be allowed; 2) the <br />50 foot setback required from property line to the drive and/or parking area at rear where the drawing <br />shows 30 feet so a 20 foot variance be allowed with the inclusion that mounding and trees be installed <br />to screen the residential properties to the rear, and this screening will be approved by the architectural <br />review board and the forester; and that the variance for cooking facilities in all units be granted. It is to <br />be noted that the building will be moved over to the east setback line so the variance on the west side <br />can be reduced by whatever that amount is. The commission would also like to have a fence, preferably, <br />a board on board fence that is secured included around the pool area as well as the video monitoring of <br />the pool area. It is to be further noted that all the uuits are to be within the 345 square foot requued. <br />The motion was seconded by A. Mauuing. Mr. Herbster, na Motion carried. <br />It was clarified that, if the variances are granted, this proposal can proceed directly on to the <br />arclutectural review board and then return to plauuiug afterwards. <br />3) The Deut Wizard, 29336 Lorain Road. <br />Request for conditional use permit required for auto repair shop (dent repair only) and proposal to add <br />overhead doors to existing unit iu shopping center. <br />This proposal was withdrawn by the developer since he is trying to find a different location. <br />4) Levin Furniture, McCormick Place Shopping Center, 23354 Lorain Road <br />Request permission to have a red sign instead of burgundy as required by planning commission. <br />5) Sears Hardware, McCormick Place Shoppiug Center, 23200, Lorain Road. <br />Request permission to keep a red sign and blue sign instead of burgundy as required by planning <br />commission. <br />Chairman Tallon advised that both sign proposals would.be heard together. Mr. Gross, represented the <br />owner of McCormack Place. He presented a rendering of Levin Furniture and a photograph of the <br />exdsting Sears' Hardware sign. Mr. Papandreas represented Sears. Mr. Gross assured Mr. Tallon that <br />both reds would be the same. Mrs. O'Rourke noted that the trim was burgundy and a St. Croix sky <br />(rose). Mr. Manning pointed out that in the Sears sign, the word "hardware" was blue, and blue had <br />uever been mentioned. Mr. Papandreas responded that they did not know there were any restrictions on <br />the individually illuminated signs, he did remember the discussion on the trim and the ground sign. They <br />had submitted a colored rendering at the tune they submitted their sign to the board of zoning appeals <br />aud they had received a permit based on that. He did not think that a color rendering of the signs had <br />been presented to the architectural review board. Mr. Brennan read excerpts from the architectural <br />review board minutes which stipulated that the individual illuminated letters would match the burgundy. <br />Mr. Tallon explained the board's concerns, since any change to what has originally been agreed to, <br />3
