Mr. Gross believed that there was some <br />,,,icimderstanding, the grouud sign was intended to be burgundy and gray to match, but burgundy is not <br />appropriate for wall signs. Mr. Papandreas noted that these are the signature colors for Sears' <br />Hardware, and if had he realized the burgundy was required for the wall sign, he would have addressea <br />it. Mr. Tallon advised that Mr. Gross had stated that both reds would be the same. Mr. Papandreas <br />responded that this was a warm red, not a bright or florescent red, and he believed that it would blend in <br />with the cool gray of the block. There will be another smaller tenant, Video Gallery, and their sign will <br />be the same color as Levin. 1VIr. Tallon advised that the city was looking for compatibility in the signage <br />and the commission would like a commitmeut that all the signs will be the same red. Mr. Gross stated <br />that they would prefer the new tenant deal with the same sign contractor; however, if they will not, they <br />will ask for color samples of the sign to verify that they match. Mr. Manning would like the word <br />"hardware" to be red, not blue, because a different tenant might want a third color. Mr. Tallon noted <br />that the tlurd tenant will not have the large facade for the sign, and the sign will be on the sign band so <br />he would like the letters to be compatible with the others, but in proportion for size, and location and <br />the same color. Assistant Building Commissioner Rymarczyk advised that a variance was granted for <br />the Sears' sigu. Mr. Papandreas advised that the all red Westlake sign was installed several years ago <br />but the uew sigus are all red and blue. He stated that it would be almost impossible to make Sears' <br />change the hardware to red since a lease had been signed, but he would be williug to make a <br />commitment that, if the tenant chauged, a new sign would be red. It was clarified that the grouud sigu <br />matched the building and the illuminated letters were outlined in white. Mr. Tallou repeated that even <br />though the smaller wuts will have smaller letters it should be compatible to the other sigus. Mr. <br />Brennan and Mr. Manning noted that the minutes of the three meetings indicated that the wall sign <br />would be burguudy and Mr. Manving believed that it would not be too hard, at least, to have the blue <br />changed to red. He is also concerned that someone might want a different style of lettering. Mr. <br />Papandreas would like the board to consider the overall project and color scheme and his couimitmeui <br />to make sure a future tenaut would only use red. He agreed to send a letter to the city stating that only <br />red would be used if a future tenant came into the Sears' unit. Assistant Law Director Dubelko believed <br />that the best way to insure tlus would be to grant this request with a condition that all future signs will <br />be red. Since the owners representatives are present, he would feel comfortable enforcing that in court. <br />R Tallon moved to approve for both Levin Furniture and Sears Hardware in the McCormick Place <br />shopping center, 23354 aud 23200 Lorain Road, so that the Sears Hardware sign will remain as is, and <br />the Levin sign will match the Sears sign in color (red), and the new tenant will conform to tlie size, <br />location, and color of signage aud the proportion of the signage will fits in with the development. The <br />city will receive a letter from Caniegie Management stating that any future tenant for the Sears <br />Hardware store will conform to the red signage and the blue in "hardware" will be replaced as well as a <br />letter from and the owner of McCormick Place that any new tenant must continue this program so the <br />siguage is compatible. So there is not confusion, the ground sign will be burgundy with a white light <br />illuminating the outline of the letters. Tlie motion was seconded by T. Brennan, and unanunously <br />approved. Mr. Rymarczyk advised that no sign permits will be issued until these letters are received. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Vienna Woods Lot Split. The proposal is to subdivide permanent parcel No. 231-27-03 which fronts on Lorain Road, into two <br />(2) parcels. Proposed Sublot `B", wluch will remain fronting ou Lorain Road, is split-zoned: mostly <br />Retail, Business, General, but having a"C" Residence, Single, strip at the north (rear) portion, <br />Proposed Sublot "A" is zoued "C" Residence, Single Entirely. Both proposed sublots conform tc <br />zoning code requirements for area and frontage. <br />4
