Mr. Deichmann advised that a 34 foot drive typically has 3 lanes, one <br />entrance, one left turn out and one right turn out. Mr. Stitz will discuss the drives with the city <br />traffic engineer. Since the drive is to be reduced to 34 feet, no variance will be needed at this <br />time, and if any are needed for the sign, they will request them later; at present they are looking <br />for approvals so they can get the foundations in before winter. The lighting will be the same as <br />was approved previously. Mr. Tallon advised that if they decide to eliminate the Root Road <br />drive, the proposal would not have to return to the commission after the architectural review <br />board meeting, but ifthey are keeping that drive, he would like them to return and explain why. <br />Mfr. Breunan questioned what benefit the Root Road drive would be. Mr. Shepherd believed <br />that this drive would give drivers an option of using it, if the traffic were backed up on the lot. <br />Mr. Tallon responded that the Root Road intersection is very dangerous, and even if drivers <br />exited their property and got onto Root Road, they still would have a problem getting out onto <br />Lorain Road, it would be easier to get onto I.orain Road from the driveway. There is another <br />drive that goes onto Root Road from the bank and the medical building. Tlus proposal will be <br />referred to the arclutectural review board and, if it has to come back to planuing commission, it <br />will be on the October 8th agenda. Ms. Cameron Alston pointed out tliat uotices had been sent <br />to the Root Road residents previously, but none had been sent this time, and at the original <br />meetings there were several residents present. Mr. Stitz stated that they have been <br />commwucating with the residents. The clerk will check into this and will send notices if this <br />proposal has to return to planning commission. <br />R. Tallon moved to accept the proposal for La-Z-Boy (Former Long Johu Silvers and BP Car <br />Wash), 25410 Lorain Road, to construct building which will include demolishing the existing <br />Long Johu Silver's restaurant with one driveway wluch will be reduced from 40 feet to 34 feet <br />on the south east corner of the property, and if the driveway on Root Road is removed this <br />proposal does not have to come back to plauning commission and will be approved with the <br />removal of the driveway. At this time tlus proposal will be sent on to the architectural review <br />board for their recommendations which will also be included in the approval. This approval also <br />iucludes any pertinent previous agreements that were made when the original proposal was <br />approved on January 24, 1995. It is also to be included that if the developer does not need all <br />the parking shown, he has the commission's permission to landbank any spaces he so desires. <br />Further, if this proposal returns to planning commission notices will be sent to the Root Road <br />residents. The motion was seconded by K O'Rourke, and unanimously approved. After the <br />meetiug was adjourued, Assistant Law D'uector Dubelko advised the clerk that he believed that <br />it would be acceptable to send notices to the Root Road residents for the architectural review <br />board meeting. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />2) Beaumont Place Subdivision: Plat and Improvement Plans. <br />The proposal is for eighteen (18) residential lots from originally platted permanent parcel nos. <br />231-26-12, 231-26-15, and part of 231-26-89. Location is north of Gessner Road, west of <br />Beaumont Drive. Zoning is "C" Residence, Single Family, entirely, and all proposed sublots <br />conform to area and frontage requirements. Preliminary plans for the proposed subdivision were <br />approved by planning commission on 5/28/96, with additional changes approved on 6/25/96. <br />6
