?
+
R Tallon moved to accept the Studio Plus, located on the south side of Country Club Boulevard, east
of Victoria Plaza Apartments, the proposal to construct a hotel including signs. The proposal was
heard by the board of zoning appeals August 8, 1996 and the architectural review board on October 16,
1996. This approval is to include the reduction of the rear light pole to 27 feet, total; to include the 6
foot aluminum fencing with landscaping around the pool; to make sure the down fixtures are shielded as
much as possible from the adjoining residential neighbors and the apartments, that the bulbs will be
metal halide and to fiuther recommend to the board of zoning appeals to grant the variance on the front
sign facing the shopping center for a 3 square foot area varianee and 9-3/4 inch height vaiYance, if
necessary, and also a variance for a second wall sign is recommended as long as it conforms to the
ordinance of the city, and no variance is required for size; and that the entrance sign be moved back 10
foot from the right of way. The motion was seconded by T. Brennan, and unauimously approved.
2) Burger.King, 26270 Lorain Road
Proposal to revise lighting on property.
Original proposal denied on September 10; 1996.
Tabled by planning commission on October 8, 1996.
Mr. Beaver, sign contractor, represented the owner. No new plans were presented. He explained that he
had discussed the planning commission's suggestion that the lights be reduced to 250 watt on the
fixtures with the corporate office of Burger King. Since the lighting plan is a corporate policy, and the
couunission's suggestion would not be consistent with what they are trying to accomplish on the lots,
they asked that the contractor come back with the same proposal, 400 watt fixtures at the roof height of
16 feet. Since the fixtures are all ready purchased they did not consider getting different ones. It was
clarified that there would be two 400 watt fixtures on each pole on an extremely small lot and that
planning commission had suggested one 400 foot fixture per pole. R Tallon moved that the Burger
King proposal, 26270 Lorain Road, to revise lighting on the property. The original proposal was denied
on September 10, 1996 and this proposal was tabled by planning commission on October 8, 1996 and
since the same plan that was presented at the last meeting was re-presented tlus evening, the motion is
that this proposal is to be denied. The reasons are the same as given previously, that the safety and
quality of life for the citizens in the area since this does abut a residential and the amount of light that
would spill over into the residential community would be unacceptable: The motion was seconded by
T. Herbster, and unauimously approved.
3) Econolodge (Camelot Inn), 22989 Lorain Road.
Proposal to refurbish exterior of existing building.
Mr. Petroski, architect, and Mr. Shah, owner, presented plans and submitted photographs of the
existing moteL Mr. Petroski explained that the renovation mainly consisted of adding awnings, some
stucco, and painting, the gray areas of the build.ing will remain the same. The doors will also be re-
painted red and the awniugs are to be illuminated. Mr. Shah advised that this is Econolodge's standard
red. The members did not want the bright red, nor the illuminated awnings. Mr. Shah agreed to making
it a darker red. It was clarified that the stucco was white on the rendering and the awniug would be red.
Mr. Tallon would also like them to tone down the white down. Mr. Petroski suggested a sand white.
Mr. Brennan was concerned about the durability of the stucco which can be easily damaged. W.
Petroski explained that the stucco would be along the balcony rails and the metal columns will be
covered with stucco. Mr. Tallon would like the metal columns covered with brick to match what is on
the building, but since the architect believed that would be a problem he suggested using brick as a base
up to about 3 feet. Mr. Petroski stated that the stucco would only be on the front. The balconies would
3
