Also this is to be referred to the <br />arclutectural review board with the sainples of the material and colors of the awuing and the sigu, but <br />with the recommendation that the awning not be back lit. The motion was seconded by T. Brennan, <br />aud u.uanunously approved. <br />5) GrreatNorthern Dodge, 26100 Lorain Road <br />Proposal to add storage area to existing building. <br />Needs referral to board of zoning appeals. <br />Mr. Schultz, maintenance foreman, presented the plans. He explained that this building will store lawn <br />equipment. The building will be connected to the rear of the body shop and will have a garage and a <br />man door. There is a garage door on the back of the body shop, but the shed will be built over that so <br />the new doors would have to be used. Building Commissioner Conway clarified that the first plan had a <br />storage building tliat built was over the adjacent property that was leased from another party, but tlus <br />proposal on property owned by Great Northern Dodge. He clarified that this will require a variance <br />because it is 30 feet from a residentially zoned lot,, and it is required to be 50 foot from residential <br />property. The drive around it will be big enough for a car but not a truck. In response to Mr. Conway's <br />questions, Mr. Schultz advised that the addition between the two buildings will not be built. Mr. <br />Conway stated that parking should be adequate since they were not putting in the larger center addition <br />and the parking had been calculated previously with that included. City Engineer Deichmanu advised <br />that the retention had been installed. Mr. Herbster suggested putting the storage addition in the middle <br />so no variance would be required. Mr. Conway explained that the storage building could be moved 20 <br />foot to the east and no variance would be required. Mr. Schultz advised that, even though they are not <br />doing the addition, they will be putting in the fence and landscaping. He clarified that the trucks come <br />in the main drive and turn around and go back down the driveway, so the addition would not be in the <br />way. Tlie addition will be as high as the existing building and the materials will match the existing. <br />There will be one light over the man door. One the second page of the plans, it indicated two bays, but <br />Mr. Schultz stated that there would be no bays. Mr. Conway advised that this would be looked at with <br />the plan review before the building permit was issued. <br />T. Brennan moved that the Great Nor them Dodge, 26100 Lorain Road, proposal to add storage area to <br />existing building be referred to board of zoning appeals with the recommendation that it be approved as <br />long as they are agreeing to all the previous conditions with respect to the impact on the neighbors, <br />such as fencing and to make sure the lighting arid door shown on the west side will be removed from <br />the plans since the man door with the light is to be on the east. The motion was seconded by A. <br />Mauning and unauimously approved. . <br />During the framing of the motion is was clarified that the man door and light on the west was not <br />supposed to be on the plans, and that the issue of fire doors would be addressed during the plan review <br />that this would not have to return to planniug commission. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Frolo Lot Split & Consolidation Plat. <br />The proposal is to split permanent parcel no. 232-03-027 mto a small lot (with an existing house), and <br />to join the remaining portion of the lot to the abutting parcel (no. 232-03-028). Location is the <br />northerly side of Martin Drive between Porter Rd. and Jenkiris Rd. Zoning is `B' residence, single <br />entirely and both proposed sublots conform to zoning code requirements for frontage and area. <br />5
