w ? ?J <br />that the primary use was to have been office, and that the code was actually amended to include retail in <br />the Nlviced Use District, but only on the condition that the planniug commission find that the retail use is <br />to be integrated into the overall development. He did not believe it would not be appropriate to have <br />retail use predominate over the office use. Mr. Manning asked what the difference would be in the tax <br />base between office use and hotel use, taking the bed tax into consideration. Since the Corporate Center <br />had to down size from the original plans because of the glut of office space, he is concerned that this <br />will never be developed as office. Mr. Brennan would like the city to attract an office facility similar to <br />Moen, he would hate to see a minimum wage facility when the city might be able to have an office <br />facility. Mr. Corsi stated that currently the Radission and the Hampton Inn are experience over 85% <br />occupancy and there has to be enough hotels to support the businesses that are here now. Mr. Manniug <br />believed that the more development there would be in Cleveland, the more demand there would be for <br />hotel space in North Olmsted because of its location. If that is the case, Mr. Conway suggested that this <br />be rezoned to General Retail and he pointed out that if there would be notlung but restaurants and <br />hotels, on the parcel, it is not Miaced Use. Mr. Tallon stated that in the original plan for this entire area, <br />there were probably about 12 office buildings, which would not be feasible now. He had no problem <br />with adding the Courtyard since there could still be three office buildings. Mr. Herbster suggested that <br />the commission vote on the one parcel, and keep the options open on the others. Mr. Tallon agreed and <br />stated that if they have another hotel in mind for the next parcel, he would suggest that the developer <br />present an overview plan of the entire area including the curb cuts on the property across the streets. <br />There were residents present, but they did not choose to speak when asked. T. Herbster moved to <br />amend the preliuunary land use plan for Biskind Development Company, Parcel `B", property located <br />west of Columbia Road and east of Grreat Northern Boulevard, between Country Club and 1480 to <br />permit the Marriott Courtyard to go onto that site. The motion was seconded by R. Tallon, and <br />unanimously approved. ' <br />N. NEW DEVELOPMENTS AND SUBDNISIONS: <br />No items. <br />V. COMMUNICATIONS: <br />No items. <br />VI. COlVIlVIITTEE REPORTS: <br />The second meeting of the Zouing Code review committee will be held on February 14th at 7:30 to <br />discuss specific changes.
