ROLL CALL: <br />Acting Chairma_n_ Yager called the meeting to order at 5;40 p.m <br />Present: T. Gallagher, S. I{rieger, and M. Yager. , <br />Absent: B. Zergott <br />Also present: Assistant Build.ing Commissioner Rymarczyk and Clerk of Commissions Oring. <br />H. REVIEW AND CORRECTION OF MDTUTES: <br />T. Gallagher moved to approve the minutes of January 17, 1996, as presented, seconded by M. Yager, <br />and unanimously approved. <br />III.. SIGNS: Heard with building plans. <br />IV. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Alexander's (formerly Nightfall Night Club), 30850.Lorain Road. <br />Review of site plan. <br />Referred by plawung commission January 23, 1996. <br />Dr. Patel, owner, presented plans and explained that they are requesting to pave the unpaved area. Mr. <br />Gallagher stated that the forester had commented that eleven more ash trees should be planted <br />between the parking lot and east property line to compensate for the trees that must be removed. He <br />stated that the arborvitae should be 5 foot instead of 30 inches. The forester had mentioned some <br />landscaping around the ground sign, but Assistant Building Commissioner Rymarczyk advised that <br />they intended to use the existing; pole sign for awhile and would install the ground sign later. Mr. <br />Yager believed that most developers were installing -ground signs with the proposals, since pole signs <br />are to be eliminated, and he asked when Dr: Patel was plauning to install it. Mr. Rymarczyk advised <br />that this proposal was going to board of zoning appeals on February 28th far permission to use the <br />pole sign, but it would have to be removed by January 1, 1998. There were neighbors present who <br />advised that they were interested in knowing what was happening with this proposal. Mr. Yager <br />reviewed the issues required by planuing commission. Dr. Patel agreed that he would use 500 watt, <br />high pressure sodium lights, and the poles . will be no higher than the building, the cooler will be <br />enclosed with an "L" shaped brick wall, he prefers not to mound the front landscaped buffer because <br />the building is lower and that might decrease its visibility. Mr. Yager believed that a low mound would <br />enhauce the building and shield the parking but the building would still be visible. Normally, Mr. <br />Zergott would make those recommendations, but he could not be present. The mound adjacent to the <br />residents is shown on the plan, and Mr. Yager questioned it because there is a high fence adjacent to <br />the neighbors. Mr. Hamden, a neighbor, advised that they had asked for the mound along with the
