He wondered about <br />the area -in the back that is marked "existing landscape area", because it is actually stones. Mr. <br />Gallagher stated that the stones should be pushed back and the d.irt and a lawn installed. Dr. Patel did <br />not plan to leave it as is, since it would not look good. Mr. Yager questioned if the seating plan had <br />been presented. Mr. Rymarczyk advised that there would be 220 seats and he needed 110 parking <br />spaces and 107 spaces are shown. The photometric plan and drainage plan will be presented to <br />planuing commission. Dr. Patel further agreed that he will repair the existing fence when he adds the <br />fence along the east line. Since the 12 spaces along Hickory Lane have not been removed, Mr. Yager <br />questioned if Dr. Patel would agree to removing them. Dr. Patel stated that these would be employee <br />spaces. Mr. Yager would also like to see the rooftop units screened. Dr. Patel did not believe that was <br />necessary since these were new units and were smaller than the old ones. Mr. Yager believed that they <br />could be screened since, because of the grade, they can be seen. Since the building appears to have <br />three separate additions, he wondered if there were any plans to resurface it in order to give it a more <br />unified appearance. Dr. Patel did not think it looked too bad, and with the new parking lots and <br />landscaping the appearance would be improved. Mr. Yager explained that re-surfacing the building <br />would not be costly and would give a new look. Dr. Patel had power washed and resealed the bricks <br />and, at present, had no plans to resurface it. He clarified that there would be no outdoor activity at the <br />restaurant. The neighbors were concerned about drainage since their back yards flood. Mr. Yager <br />believed that the curb would address most of that problem and there are catch basins. Mr. Rymarczyk <br />advised that an engineering firm would be submitting a drainage plan. Mr. Hamden wondered how this <br />building could seat that many people. Mr. Rymarczyk advised that the seating plan had been reviewed <br />by the Building Department and it was determined that they needed 110 parking spaces even with the <br />11 pool tables. Mr. Hamden did not thivk that there could be that many seats. Dr. Patel repeated for <br />the neighbors that there would be no bands or music, that there were areas away from the pool tables <br />where families could dine. Mr. Yager mentioned that the facilities that he owned were extremely nice <br />places. Mr. Chao, a neighbor, was advised that the fence was to be carried down the east line about 50 <br />feet since he was concerned about people trespassing on his property. Mr. Yager reviewed what was <br />to be done to shield the neighbors: e}ctending the fence along the east side, adding a 5 foot mound in <br />the back with plantings; removing the stones in back and planting seeds; and using high pressure <br />sodium instead of inetal halide bulbs for a softer light. T. Gallagher moved to approve the Alexander's <br />proposal with the following recommendations: that the lights be 500 watt high pressure sodium and <br />poles are to be between 15 and 20 feet; the coolers to be enclosed with a wrap around wall; the <br />Lorain Road mound is to be 3 foot high; the stone in the rear is to be removed and landscaping or <br />grass installed; the 9 parking spaces along H'ickory Lane should be landbanked; the 10 foot fence <br />should be repaired and extended 50 foot; the pole sign has been referred to the board of zoning <br />appeals; there is a recommendation that the owner consider putting Dryvit on the building, but this is <br />not a requiremerit; there should be 110 parlcing spaces to conform to code; the roof top units should <br />be screened; and the planting should conform to the landscaped architect's aud forester's proposaL <br />The motion was seconded by S. Krieger, and unauiiuously approved. It was clarified that a revised <br />planting plan should be submitted to Mr. Zergott. The members had no problem with the pole sign <br />which is going to the board of zoning appeals. It is a back lit sign and they are just changing the faces. <br />The owner will have to submit the ground sign to the board for approval when it is proposed. Dr. <br />Patel advised that the parking along Hickory Lane was for employees and if he landscaped it, he <br />2
