He was advised that planning commission ma.kes the final decision. <br />2) O.S.V. Productions, 29587 Lorain Road <br />Proposal to.construct two story office building. <br />Heard by board of zoning appeals January,31, 1996. <br />Referred by plauuing commission February 13, 1996. <br />Mr. Acciarri, architect, presented plans and explained the history of the proposal and that the <br />construction ofthis building will be the first phase, the second phase would be to renovate the existing <br />building on this lot, and the third phase would be to construct an office building on the adjacent lot. <br />They had been required by planning commission to make this one lot. There are two curb cuts on the <br />property, one on Lorain Road, and another on Christrnan Drive, no additional curb cuts are planned. <br />This business will have a small amount of traffic. They will keep all the existing, mature trees on <br />Christman Drive and will be doing some additional landscaping on the Lorain Road frontage where <br />plauuing commission asked that they landbank some parking spaces. The building will be residential in <br />character with a gabled shingled roof; vinyl siding down will be installed to about 3 feet from grade <br />with simulated stone below it on the front and wrapping around the side. He presented samples of the <br />materials: Carriage Hill; Amherst Sand Stone; Alpha vinyl siding, Monterey Sand; and Elk, <br />Weatherdwood shingles. Mr. Yager likes the stone, but asked if they had considered anything other <br />than vinyl sidiug. Mr. Acciarri advised that one factor was cost, but the other was to keep the build.ing <br />compatible with the adjacent residential area. He believed that the siding and windows with shutters <br />was very residential. Mr. Yager would prefer a wood siding, perhaps stained wood. He agreed that <br />they had achieved a residential look for this building. He wondered how these materials would be <br />incorporated into the front building. Mr. Acciarri explained that one reason that they are not doing this <br />building at this time is that there is a the new roof which is still under warrantee. Eventually, after the <br />owner starts getting income from the building, they will add trusses over the existing roof and <br />construct a roof similar to the one on the new building. The existing brick is in good shape and they <br />only intend to clean it. Since this is a retail build.ing and faces Lorain Road, they do not believe it has <br />to be identical. The pre-cast "T" that extend out will be hidden to become a sign band. Mr. Smith, the <br />owner, clarified that they will be removing some asphalt in the front in order to add landscaping, <br />which would be an improvement. The landscaped area in the rear of the vacant lot. is far future <br />development for,outside photography. Mr. Smith advised that they would probably redo the front <br />building before they build the building on the other lot.. Mr. Yager reiterated that he did not care for <br />the vinyl siding, but either `that or Dryvit, could be added to the front building to improve it <br />immediately and to improve their image. Mr. Gallagher believed that the Dryvit would do well and <br />would not be terribly expensive. Mr. Acciarri advised that he did not want to cover the brick. Mr. <br />Smith stated that very few of his customers ever come to their office building, and he thought the front <br />building would appear.to be totally separate from the new one. He projected that they would be <br />finishing both stage two and three in the next four or five years. Mr. Acciarri advised that the stone <br />was affordable because they.were cutting costs with the vinyl. Mr. Yager stated that he would prefer <br />to keep the stone; even if they have to use the vinyL There will be no roof top units on the new <br />building. Mr. Gallagher asked if they could just cover the pre-cast roof line for the present. Mr. Yager <br />suggested that they could wrap it with the trim material just at the pre-cast plane, and then come in <br />later to do the rest.
