Yager moved to accept the plans for O.S.V. Productions, 29587 <br />Lorain Road, as submitted with the recommendation that they provide some material along the pre- <br />cast panel on the building facing Lorain Road, and that the pole lights be eliminated, and that under <br />canopy lighting be provided. It is further requested that the planting to be added along Lorain Road be <br />identified, that the canopy lights be metal halide, the soffit on Lorain Road will match the pre-cast <br />depth. The motion was seconded by T. Gallagher, and unauimously approved. The developers were <br />advised that the landscape plan would be reviewed by the landscape architect who is not present this <br />evening. His comments will be forwarded on to the bzd committee of council. <br />3) Silverdale Plaza; 26324 Lorain Rd. <br />Proposal to construct retail building. NOTE: Deed restriction filed would not permit the drive on Silverdale or a dumpster on the original <br />47 foot lot. It also required a landscaped mounded buffer to protect the next door neighbor begivning <br />at the front of the structure and endiug at the rear of the house. Heard by board of zoning appeals <br />January 31, 1996. <br />Refened by planning commission February 13, 1996. <br />Mr. Strelau, architect, presented plans and explained that the properiy was located between Arby's <br />and Burger King. The existing restaurant will be demolished. The variances have been granted and <br />they show additional landscaping and a barrier wall adjacent to the neighbors. He presented pictures of <br />the existing and a rendering of the proposed. He presented a picture of the 8 foot high freeway barrier <br />(Timber Holdings Limited in a D'uuzia style) which they intend to use. They have met with the <br />neighbors who are satisfied with the bu.ffers. The main body of the building will be a 4 inch utility brick <br />(Glen Geny, Hanley W95-26), with a Dryvit (China white) sign band; an Arcadia green standing seam <br />metal mansard panel; aluminum store front framing; and dark bronze doors and light poles. They do <br />have a photometric plan to make sure there would be no light spillage, especially to the residential <br />area. The height of the poles has been limited to 15 feet, a 13 foot pole on a 2 foot base with cut off <br />fxtures. The under canopy lights and wall paks will also have cut off lwninaires. They have no actual <br />tenant at this time. The dumpster is recessed into the rear corner of the building. Mrs. Krieger had no <br />problem with the lighting. Mr. Yager believed that this is a background type building, but pointed out <br />that the mansard did not wrap around the side of the building and was more of a fascia paneL Because <br />of the angle of Lorain Road the east side of the building will be visible and he is concerned that the <br />xoof top units would be seen. He would like the mansard wrapped around the east so that it was in line <br />with Burger King building since that will give this building a finished look. Mr. Strelau explained this <br />to the owner, Mr. Georgalis. Nir. Georgalis would rather just screen the units. Mr. Yager clarified that <br />he was more concerned with the Burger King side since the west side would not be visible. After some <br />cliscussion, Mr. Georgalis agreed. It was clarified that the fences on either side of the property belong <br />to the adjacent owners. Mr. Yager believed that the brick would blerid with the buildings on either <br />side. They presented a laudscape plan identifying the plants as requested by Mr. Zergott. This plan will <br />be presented to Mr. Zergott for his review.
