.. .? <br />with trees and shrubs around the north, east, and south sides as shown on the plans where the trees are <br />to be planted; that the landscape plan will be presented to Mr. Zergott for his review, the mounding <br />will be eluninated, but the grade could go up a foot wherever necessary because of the grade. The <br />trees will be both evergreens and deciduous; the dumpster enclosure will be split face block with a <br />gate and landscaped with shrubs, and must also be reviewed by Mr. Zergott; the lighting will be metal <br />halide and the lights will reflect to the bu.ild.ing and can not exceed the property lines; the roof top <br />units will be hidden; the mansard is to be wrapped around or heightened to make an entrance feature; <br />the split face brick will be Earthstone, Way White, or Korktan; the standing seam roof will be a forest <br />green; and the store front system will be bronze; the masonry material will be added as needed on the <br />north entrance. The motion was seconded by Zergott, and u.nanimously approved. Mr. Zergott will <br />meet with Mr. Mongello to review the landscape plan. <br />2) High Tech Pools, Sublot 11, North Olmsted Industrial Park. <br />Proposal to construct office/warehouse facility. <br />Property subdivided by plauuing commission on December 12, 1995. <br />Heard by board of zoning appeals on February 28, 1996. <br />Referred by planning commission March 12, 1995. <br />Mr. Cerney, architect, and Mr. Hammerschmidt, owner, presented the colored rendering. Mr. Cerney <br />explained the upper portion of the build.ing would be an American Buildings metal siding in a Light <br />Stone; the lower portion gray split face block, manu.factured by Four D; and the metal canopies are <br />also manufactured by American Buildings in Brite Red with a matching accent band. There is an <br />overhead door on the front of Nfr. Hammerschmidt's build.ing since he needs a door on both sides for <br />access, and it will be painted a color that will be compatible with the building color. Mr. Zergott and <br />Mr. Liggett were concerned about an overhead door in front, but because this is in a Limited Industry <br />District, i't should not be a problem. Mr. Yager believed that this is very attractive for an industrial <br />building. The roof top units are the small residential type, and would not be visible. Mr. Yager <br />questioned the 15 or 16 spaces in the front since this is not a retail business, and he did not think that <br />employees should park in that area. Mr. Hammerschmidt stated that this would be used for executive <br />parking. There will be wall pak lights along tlie back, lighting at the entrances in front, and two pole <br />lights in the fenced-in area. Mrs. Krieger requested that they used metal halide bulbs and clarified that <br />the building lights would be basic wall paks. Mr-. Zergott believed that their landscaping would need a <br />lot of maintenance, and suggested that they replace the variegated euonymous with something that <br />needed less care and was more salt resistant. He liked the concept, but believed that they are wasting <br />money on some of their choices. Mr. Hammerschmidt agreed to get a landscape architect or designer. <br />Mr. Zergott will review revised plaus if they are brought into city hall, but these will be needed before <br />bzd meets. Mr. Rymarczyk noted that there is a logo on the pylon sign. Mr. Cerney advised that the <br />logo would only be on the pylon, and there would be individual signs in front of each unit. Mr. Zergott <br />had no problem with the signs providing the lettering and colors are all the same in all signs. Mr. <br />Cerney advised that the pylon sign will match the building colors. B. Zergott moved to accept High <br />Tech Pools' proposal as submitted, including the signage, and that they must submit a new landscape <br />design for Mr. Zergott's review,. that there should be no employee parking in front; that the rebar <br />should be stored inside; that the lights must be metal halide; and the roof top units will be hidden by <br />the mansard; the color of the overhead door will be blended into the building colors; the accent band <br />will be Brite Red to match the canopies, and the split face is gray, light, and the metal siding is Light <br />Stone.
