3) Key Bank, 26380 Great Northern Shopping Center (added to agenda).
Review of logo on signs.
Mr. Vizjak, sign contractor, advised that they are replacing the existing individual letters which were
used on Society Bank with alumiuum faced cabinet signs that are somewhat smaller. He clarified that
there were three signs on the building, sigus on the ATM, a MAC sign on the canopy, and several
directional signs. It was noted that the pole sign was to be removed per the developer. Mr. Vizjak stated
that the 5 handicapped spaces are existing and the handicapped signs will not be changed, but Mr.
Yager believed that these spaces were not appropriately placed. In reference to the signs, Mr. Yager
objected to the Key Bank sign at the drive through since people went by three signs before they get to
that point. The members agreed that this many signs were not necessary and that several of them were
redundant. It was suggested that sign number 5 be elimiuated; signs 9 and 4 be combined or angled in a
"L" shape; only signs 11 and 15 "Key Bank, Customer Parking..... etc." be kept at either end of the
building and arrows be used to indicate the spaces in between, so signs 12, 13, 14, are to be removed;
and sign number 10 could be removed because sign 9 and 4 would direct trafiic; sign number 7 behind
the building could be removed since it is not necessary; sign 5 is to be reanoved; the keys on sign
numbers 18 and 19 should be non illuminated and additional verbiage ("Key Bank" and "24 hour
banking") should be eliminated on the two sides of sign number 19 since anyone using it at night has
driven past other signs and knows what bank it is and since it is lighted, knows that the ATM is open;
signs 1, 2, and 3 would be acceptable. M. Yager moved to accept the Key Bank sign proposal with the
following adjustments:
1) that the variances are granted for the size and quantity ofthe signs;
2) signs 12, 13, and 14 be eliminated in their entirety;
3) signs number 11 and 15 include arrows;
4) sign 7 be removed;
5) sign number 10 be removed;
6) sign number 5 be removed;
7) the key on sign 18 be non-illumiuated;
8) the key on sign 19 be non-illuminated with words "Key Bank" and 24 hour banking be removed
from the sides; and
9) sign number 22 is to be removed by the developer.
The motion was seconded by B. Zergott, and unanimously approved.
IV. OLD BUSINESS:
V. NEW BUSINESS:
1) The Soccer Zone, west end of Lorain Road.
Proposal to construct indoor soccer field in Limited Industrial District.
Referred by planning commission April 9, 1996.
Will be heard by board of zoning appeals at 7:30 April 17, 1996.
Mr. Aubachon, architect, Mr. Garrett, owner of Soccer Zone, presented the plans. Mr. Aubachon
explained this is to be a two field soccer facility, with expansion possible for another. The building is
industrial in size and will fit into this district. The parking will be in the front adjacent to the entrance.
Some plantings showni on the west are to be eliminated because there is a uatural buffer. Mr. Schmidt,
owner of the property, submitted a 1982 photograph of the property showing the tree line which still
exists, and clarified that he would like to save these trees at present. Since there will be an additional2
2
