Mr. Aubachon explained that building will be metal and trimmed with painted split face block, he <br />clarified that he preferred to paint the block to prevent moisture from penetrating it. The members <br />agreed that the brick should be integrally colored, not painted, to prevent a maintenance problem, but it <br />should be sealed against moisture. The developers have not decided which company they will purchase <br />the building from, so there are no actual colors, but it appeared to be gray from the drawings. The main <br />entry will be accentuated with blue banding in the metal, and there will be a pier effect to bring down <br />the scale of the building. The smooth face block on the foundation will be coated with blue spectra- <br />glaze. Mr. Yager believed this would be acceptable. The build.iug will have a clear anodized window <br />system with clear glass and a white roof on the entry. Since they must have a two hour fire rated wall on <br />the northeast there must be a masonry wall, but Mr. Schmidt advised that they intend to cover it with <br />the metal. Mr. Yager advised that he had met with the owner on the site and had asked them to look <br />into rotating the building on the lot, since if this ever reverts to an industrial use, there would be parking <br />on Lorain Road which is not accord.ing to the codes. Mr. Schmidt answered that they did discuss it, but <br />did no extensive drawings. He clarified that the building sets back 180 feet from Lorain Road, and the <br />requirement is 100 feet, so if the building reverts to an industrial use, a front addition could be added <br />thus elinunating that parking; also, if it became industrial, the loading docks should be in the back. He <br />eaplained that rotating the building and moving it forward would make it necessary to raise the height of <br />the buildiug and would only leave two rows of parking.. Also, there would be 200 foot wall with no <br />entrance doors facing Lorain Road. The developers believed that, since this is a winter time sport, <br />parking in the front would be more convenient and better lighted for the customers. If it were on the <br />side, the building would face Mr. Schmidt's vacant lot which may. be developed in the future. They also <br />maintained that, based on their experience at their four other locations, all the proposed parking is <br />needed, and it would not be fina.ncially feasible to use another type structure, which Mr. Yager also <br />suggested. Mr. Yager stated that he had suggested alternatives since this large butler-type building <br />would be right on Lorain Road., not in the Industrial Park. Mr. Aubachon responded that it is still the <br />Industrial District and this type building is conapatible with that district and would not be compatible in <br />a commercial district. The members discussed various options: moving the building forward to put <br />parking in the back; installing another entrance at the back or side; reconfigluiug the building and the <br />proposed addition. It was suggested that they look at the Force facilities. Mr. Garrett maintained that <br />they had explored other options, but this works best. Mr. Schmidt had visited the Force and most of <br />the parking is inconvenient to the entrance. Mr. Zergott agreed. Mr. Schmidt advised that if he moved <br />the building forward, it would not be possible to build an office area in the front and he is trying to save <br />the two acre lot on the side for future development. The members do not want to jeopardize the extra <br />lot. Mr. Zergott would prefer that the front of the building face Lorain Road and wondered if they ? <br />could cover more of the metal on the front, and suggested using more split face block in front. Mr. <br />Yager asked if the members were comfortable with the aesthetics, and asked from what standpoint they- <br />were viewing it. Mr. Gallagher agreed this parking would be necessary far this type use since the <br />players do bring in a lot of equipment. Mrs. Schmidt explained that they had looked at many options <br />and putting the entire front in split face was not as appealing as the banding with the trim. It was <br />suggested that they add a masonry structure in ftront or cover some of the masonry with Dryvit. Mr. <br />Garrett responded that they also have to consider how the building functioned for their customers and <br />also the front had been designed to reduce the scale of the building. Mr. Aubachon preferred not to <br />introduce another material since there will be spectra glaze block, split face block, and metal panels; he <br />believed that this should be viewed as an industrial building. A member of the audience advised that he <br />visited several indoor soccer fields with the Parks and Recreation Commissioner, and these were the <br />best that they had seen and they were pleased with the concept. Regarding the lighting, the developers <br />explained to Mrs. I{rieger, that the box type fixture with reflectors and metal halide bulbs would be on <br />3
