e?
wondered if they were on tlus property. Mr. Joluison explained, any trees of noteworthy species
are uot on the site, but on the surrounding properties. W. Zergott would like the forester to
review the proposal and determine which trees are salvageable. Mr. Zergott preferred that the
fence along the pool be an aluininum wrought iron look rather than the board on board fence as
presented. Mr. Johnson stated that they did not have a problem abiding by this request. There
will be a locked and controlled entrance leading to the pool. Mr. Zergott approved of the buffer
with the trees, however, he would like the landscaping design redone in more detail, and
suggested using a professioual landscape arclutect. Mr. Zergott clarified, although he is pleased
with the trees, the ornamental plantings, such as the foundation plantings and the plantings by the
sign near the street, need a little work. Mr. Zergott is williug ta evaluate a revised landscape plan,
but will not hold the proposal up for this purpose. Mr. Johnson will discuss this with a landscape
arclutect. Mr. Zergott would like to see plantings around the entire building. The members noted
they never received any building plans showing the aesthetics and would like the materials
presented. Mr. Johnson explained, Mr. Corsi with Biskind Development, was unhappy with the
brick color and therefore there is nothing to present as far as the materials. He believed that the
arclutectural review board members should have gotten building plans, wluch may be able to
assist thein in making a decision. Building Commissioner Conway stated that the building plans
have been submitted for plan review, however, elevations and site plans were never submitted for
planuiug commissiou and arclutectural review board. Mr. Conway agreed to go get a copy of the
building plans. In the future, he requested that the applicant come to the meetings prepared. Mr.
Liggett found the building very boring, aud preferred some sort of coordination. Mr. Yager
stated the color of the bricks is very important to this board, and noted this is a background
building. W. Liggett elaborated that the entry way to the rest of the building is a tack on and the
wiudow style is different. Mr. Yager would also like the entrance to become part of the
arclutecture. He believed the front entrance could be more dynamic, yet still be a background
building. Mr. Comett noted that Biskind would like a creain or grey brick with brownish tones,
however, a decision has not been made as to tlie specific color. Mr. Yager would like this
proposal to be deferred until the next meeting or until such time as an agreement can be reached
as far as the brick color. Mr. Liggett would like them to look into other alteinatives for the front
entrance. Mr. Gallagher suggested turning the dumpster at an angle so that it is easier for the
garbage truck to pick it up. Mr. Zergott explained the following will be evaluated at the next
arclutectural review board meeting: the lighting; samples of all the building materials including
the roofing; paint colors and style of windows; and landscaping. Mr. Yager suggested that the
entrance to Studio Plus blend iu with Victoria Plaza. Mr. Zergott noted that if a landscape desigu
is presented prior to the next meeting, he would review it.
T. Gallagher moved to table the proposal until the next meeting or until such time as the
additional iuformation requested is provided. The motion was seconded by B. Zergott aud
uuanunously approved. Proposal tabled until the October 16, 1996 meeting.
2) Fratemal Insurance Co., Orthodox Society of America, 29510 Lorain Road.
Proposal to convert existing single family dwelling to au office use iucluding review of site plan
and p arkiug.
Referred by plauning commissiou September 10, 1996.
Will be heard by board of zoning appeals October 2, 1996.
