Joe Roseufaum, representiug Fraternal Insurance, presented tlus proposal to change an existing <br />residence to an office building. Mr. Rosenfaum stated ovly ten parking places were provided <br />because most. of the. business is .tlrough the -mail, there are not many customers, aud only about <br />five employees. He stated that although most of the landscaping is already existing, they are <br />willing to add some evergreens to fill in the area. He acknowledged some of the trees will have to <br />be removed, because they are dying or will destroy the foundation of the buildiug. In response to <br />Mr. Yager's question regarding aesthetics, Mr. Rosenfaum clarified all the awniugs will be <br />removed; the roofing and gutters redone; a portico will be installed over the front entrance; the <br />garage will be converted to office space; a small window will be eliminated; all other windows will <br />be replaced with new windows adding wood molding and trim; the brick will be covered up with a <br />light color sidiug; aud the fascia boards will be redone with dental molding. Mr. Yager inquired <br />about the lighting. Mr. Rosenfaum responded a lighting package has not been developed yet, but <br />noted that they would probably install lighting on the entrances and in the parking lot. Mr. Zergott <br />asked if this proposal would impose on the residents next door. Mr. Rosenfaum elaborated that <br />there is an empty lot to the west with vegetation, trees, etc. He explained that he has agreed to <br />plauving commission's recommendation to remove the fence to the north and replace it with <br />evergreen trees. Iu respouse to Mr. Yager's question, it was clarified tlie garage door will be <br />removed. Mr. Zergott did not think the driveway leading to the former garage was necessary. Mr. <br />Rosenfaum prefers to keep the driveway for deliveries, UPS, Federal Express, etc., because most <br />of the business is done through the mail. Mr. Liggett asked if a portion of the driveway can be <br />broken up in front of the house to create a small landscaped area. Mr. Roseufaum agreed to Mr. <br />Liggett's suggestion, but would like the driveway long enough to accommodate the delivery <br />trucks. Mr. Yager and Mr. Zergott would like to recommend the removal of tlie driveway on the <br />north east side. The members would like a sample submitted showing the colors and style of the <br />pauel, vinyl siding, and roofing. Mr. itosenfaum explained the siding will be a whitish green color; <br />auttunu blend fiber glass will be used for the roofing. Mr. Zergott requested that a detailed <br />landscaped desigv be submitted for his review. He stated he would not accept the landscape <br />design as presented, and recommended the use of a professional landscape architect to evaluate the <br />existing trees and determine which trees are salvageable. Mr. Yager stated that the key to the front <br />facade will be the railing style and recommended that the railing be redesigned so as it is consisteut <br />with the style of the building. <br />M. Yager moved to approve the drawings as submitted with the following recommendations: a <br />detailed landscape plau be submitted; the railing design be consistent with the drawing; aud that <br />the east drive be removed in its entirety. The motion was seconded by T. Liggett and <br />unanimously approved. Following the motiou Building Commissioner Conway suggested that the <br />landscaping drawings be submitted just after zoning so it can be reviewed by Mr. Zergott. In the <br />future, Mr. Yager would like the entire package submitted prior to putting it on the architectural <br />review board agenda. <br />3) La-Z-Boy (Foriner Long Jolui Silvers and BP Car Wash), 25410 Lorain Road. <br />Revised proposal to construct building which will include demolishiug the existing Long Jolvi <br />Silver's restaurant. Original proposal approved by planviug commission on January 24, 1995 <br />included only the demolitiou of the BP Car Wash.
