Mr. Gallagher reiterated he prefers the Westlake style sign without the <br />bottom sign. Mr. Liggett believed the sign could be more in proportion with the gable, as it was <br />displayed skewed to one side. Mr. Johnson explained the rendering is not accurate and the sign would <br />be in proportion. <br />T. Gallagher moved to accept the package of Studio Plus, located on the south side of Country Club <br />Blvd., east of Victoria Plaza Apartments, a proposal to construct hotel including signs, with the <br />following recommendations: the single Westlake style sign is used (elimiuate the sign underneath); the <br />size of the signs are to be conforming; the side wall sign should be scaled down proportionally to fit <br />better into the area; the lights are metal halide; variation in depth of the soldier course brick for <br />shadowing from 3/8 inch to 1/2 inch; an alu.minum fence on swimming pool with the brick pillars; the <br />landscaping increased around the pool area for privacy reasons; and that materials are to be faxed with <br />manufacturers and brands of the brick. The motion was seconded by S. Krieger and unanimously <br />approved. Motion carried. <br />V. NEW BUSINESS: <br />1) Chuck E Cheese, 26104 Great Northern Shopping Center. <br />Revised proposal to install awnings on existing building. <br />Referred by plauuing commission October 8, 1996. <br />Mr. Wagner, sign contractor; explained the proposal. A sample showing the actual color was passed <br />arou.nd the room for the members review. Mp. Wagner provided the board with photographs of several <br />awnings in this area that,are similar to this proposal. He explained originally the plan included <br />illuminated awnings, and learned planning commission will not approve a back lit awniug. After <br />exploring other options, the owner agreed to use a goose neck fixture similar to the neighboring Tony <br />Roma's resteraunt. Building Commissioner Conway noted the proposed awning is very different from <br />the Tony Roma's awning. Mr. Yager agreed and explained the colors do not even match. He <br />questioned the location of the awning. Mr. Wagner stated they will be right on the facia of the building <br />and will tum the corner to give a finished look. He explained there will be two goosenecks per awning. <br />The top of the awning will be red, the middle orange and the bottom yellow. In response to Mr. <br />Conway's question, Mr. Wagner stated the awning will not be back lit and the material will be opaque. <br />Mr. Wagner elaborated that there has been talk about using a matt finish rather than a glossyfinish. Mr. <br />Yager noted that plauniug commission recommended a matt finish as the light may reflect off a glossy <br />fuush. Plauning commission also preferred that the awning be somewhat coorclinated so that the reds <br />on this awning match the reds on the Tony Roma's awning. Mr. Yager questioned if the Chuck E <br />Cheese building was painted as it appears to have a glossy finish wheras Tony Roma's has a matt finish. <br />Mr. Conway believed that Tony Romas was painted. In order to reduce the contrast, Mr. Liggett <br />would like to see the amount of yellow reduced and more red incorporated into the awning. Mr. <br />Wagner explained he discussed the colors with the owner, and they preferred this style awning as it is <br />their corporate design. Mr. Yager noted the reason for the recommendation is that Tony Roma's and <br />Chuck E Cheese share a build.ing and it would look better to have similar colors on the awnings. Mr. <br />Wagner stated he mentioned using similar colors to the tenant, but for identification purposes they <br />prefer the corporate design. Mr. Yager respmnded that everyone wants d.istinction, however there is a <br />quieter way to obtain that distinction. Mr. Wagner noted he has attempted a quieter approach, as the <br />goose neck lighting is not the typical design, but a modification resuiting from planning commission's
