? <br />• GITY OF NORTH OLMSTED - <br />ARCHITECTURAL REVIEW BOARD <br />AMENDED MINiJTES - NOVEMBER 20, 1996 <br />CONFERENCE ROOM - 5:30 P.M. <br />1. ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:35 p.m <br />Present: T. Gallagher, S. Krieger, M. Yager, and B. Zergott. <br />Also Present: Assistant Building Commissioner Rymarczyk and Assistant Clerk of Commissions <br />Cornish. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Mr. Yager motioned to approve the minutes with the following modifications: <br />He prefers brick pilasters with alwniuum style fencing (Page 3). <br />The motion was seconded by T. Gallagher. Roll call on motion: Yager, Gallagher, and Krieger, <br />yes. Zergott alistained. <br />III. SIGNS: <br />1) Tiffy Lube ( Sears Auto Center), 5000 Great Northern Mall. <br />Signage and back lit awning. Heard by plauning commission November 12, 1996. <br />Referral to board of zoning appeals is required. <br />Mr. Archer, sign contractor, presented the proposal for J'lffy Lube, located in the sears building of <br />the mall. He explained at the last meeting the board requested clarification on the colors, <br />materials, and sign options and noted :the canopy will be illuminated, which the city identifies as a <br />sign, and the letters "Jiffy Lube" wilf be illuminated on that same wall. A pentaflex material will <br />be used. In response to Mr. Yager's question; Mr. Archer clarified a 4 foot by 16 foot canopy <br />will be installed over the entrance way only. Mr. Yager questioned where on the building the <br />signs would be installed. Mr. Archer responded, the awning and the three foot Jiffy letters are on <br />the east side of the building. The west side of the building will have the exit sign, no awuing, and <br />the three foot jiffy Lube letters, as indicated on the plan. Mr. Yager wondered if this is a tenant in. <br />the mall, as they would not be permitted exterior signage. Mr. Rymarczyk clarified Sears is <br />leasing a portion of the building, and variances would be required for a.ny exterior signage. Jiffy <br />Lube would like to have a sign for obvious identificarion reasons. Mr. Yager u.nderstood the <br />request but cautioned that allowing this sign may encourage more, and he prefers to prevent the <br />mall from becoming one big sign. Mr. Archer stated that he is williug to negotiate the east <br />elevation. He elaborated that he can remove the "Tiffy Lube" letters from the awning and make it <br />non-illumiuated. In response to Mr. Zergott's question, Mr. Archer stated planning commission <br />did not review the colors and referred that to the architectural review board. Mr. Yager <br />questioned the relationship. between the proposed sign and the existing Sears. sign, as he prefers <br />similai colors. Mr. Zergott clarified that it is not up to this board to determine how many signs <br />should be permitted on the outside of the building, however _they can make suggestions, and <br />recommend that the signage be kept to a minimum. Mr. Yagei; does not believe any of these <br />proposed signs should be permitted, as the board does not know the relationship between them <br />and Sears. He believed this is similar to advertising products, which is something this board has <br />been against for quite some time: Mr. Yager clarified, the only way he would approve additional
