OLD BUSINESS:
1) Chuck E Cheese, 26104 Great Northern Shopping Center.
Revised proposal to install awnings on existing building.
Referred by planning commission October 8, 1996.
Tabled by architectural review board October 16, 1996.
Mr. Townsend, presented the proposaL Mrs. Schulz was present representing.the owner of the
building, Biskind Development. Mr. Townsend explained that the proposal includes illuminated
awnings on the front and side of the building. At the previous meeting, the members
recommended using a color similar to Tony Roma's, on the south side of the build.ing. Mr.
Townsend agreed to elimiuate the avvuing on the side abutting Tony Roma's restaurant. The
awning will only be on the one side of the building. A section of the awniug was presented for
the member's review. Mr. Townsend noted the proposal will include the goose neck style
lighting. He explained the reason the material is bright is because there is protective coating over
it called glass tex, which will help protect against corrosion and fading. Mr. Townsend agreed to
use a matte coating to tone down the reflection, as requested at the previous meeting. Mrs.
Schulz explained the position of Biskind Development: Mr. Corsi has given approval on the
colors of the signs; the awniug should be removed from the south elevation of the building; and
the glaring shine should be reduced. When quesrioned about the painting on the exterior of the
building, Mrs. Schulz responded that she believed the exterior painting on the build.ing was
acceptable. Mr. Yager stated, although it is effective to remove the canopies from the south
elevation, he was concerned about the rest of the facade. He elaborated this facade has a gloss
finish stucco look, whereas Tony Roma's uses stipple texture softer colors. He added, Tony
Roma's has painted their bases up to about three feet and uses a soft green coping. Mr. Yager
concluded that the facade chauges drastically where it abuts Chuck E. Cheese, and believed the
facade should have more coordination. After further review of the photographs, Mrs. Schulz
agreed that there is a gloss finish on Chuck E. Cheese. She did not recall seeing any
documentation authorizing Chuck E. Cheese to. paint the exterior of the build.ing. Mr. Townsend
5
