depending on the size of the building. Mr. Zergott questioned if any of the parking is landbanked.
Mr. Rymarczyk pointed out six spaces are indicated to be landbanked. Mr. Zergott noted there is
not much landscaping between the proposal and the neighboring residents. Mr. Myer responded, all
the landscaping is existing. Mr. Yager wondered if the owner and architect are comfortable with the
T-111 material. He stated this has been a financial proposal and there has been no attempt to address
the value of the aesthetics. Mr. Yager believed the proposal needs a little more effort in order for
tlus board to accept it. Mr. Liggett also believed the ovvuer should explore other materials for the
canopy, as the T-111 is not acceptable. He suggested using a metal fascia, as this would improve the
aesthetics immensely. W. Liggett did not have a problem with the different levels in the building,
but would like to see more of a play towards trying to do soinething with the existing building to
compliment tlie height of the new addition. The members agreed that the T-111 material imposes
maintenance problems. Mr. Liggett felt painting the block will also cause a maintenance problem,
and suggested an alternative plan, such as using colored block. He believed, from a maintenance
standpoint, the T-ll 1 may be more expensive. If the cauopy is going to be out in front of the new
addition, Mr. Liggett thought it should be stretched across the new additiou to compliment the
existing building. The inembers would like.the addition somehow tied together with the existing
building, so.that it appears as one building. Mr. Zergott would also like to see a revised site plan
with more elaborate landscaping. Mr. Liggett believed, having more landscaping ou the east side of
the property, along Barton Road, would compliment the building immensely. The members
discussed the proposal and decided that it should be rejected outright.
T. Liggett moved to reject the proposal for Palletta's Auto Trim as submitted, with the following
thoughts belund where the direction can go to: Material for the fascia be addressed; the T-111,
according to the board, is not an acceptable material because of the maintenance issue; the painted
concrete block is not acceptable, make it as a colored masonry unit, can still be the 8X8 square units;
the designs of the fascia and the relationship of the existing and the new addition, height wise,
material wise, as well as the aesthetics needs to be addressed; the landscaping should be addressed to
compliment the corner, maybe creating a circulation pattem that allows more landscaping on both
Barton and Lorain Road: The motion was seconded by B. Zergott and unanimously approved.
Proposal rejected.
VI. ADJOURNMENT:
The meeting was adjourned at 8:00 P.M.
s
B.
