Mr. Liggett noted, this is the type of graphics that he finds <br />acceptable, as it is. more complunentary to the sign and conversely not a sign in itself. Mr. Yager <br />agreed, but thought the logo would compliment the sigu even more if it were incorporated into the <br />"S" in Suburban. <br />N. OLD BUSINESS: <br />V. NEW BUSINESS: <br />1) Pale.tta's Auto Trim, 30514 Lorain Road. <br />Proposal to construct addition to building. <br />Heard by board of zoning appeals December 11, 1996. <br />Mr. Myer, contractor, presented the proposal. He was-uncertain if the colored rendering accurately <br />represented the proposal. Mr. Zergott asked if there are any colored renderings to present. Mr. <br />Myer explained the proposal is to take an old blue BP station; and convert it into a larger cleaned up, <br />updated model. He noted that the proposal includes a 30' by 30' addition, and explained the new <br />section will not have a protruding overhang. The existing overhang on the eastem edge of the <br />building will die iuto the addition. Two new garage doors will be constructed in the front of the. <br />building. Mr. Zergott questioned if there were any samples of the panel materials to present. Mr. <br />Myer did not have samples, but he explained the following materials will be used: T-111 fascia for <br />the top and the single score block will be painted. Mr. Zergott explained that this board is not really <br />fond ofpainting the single score block, and wondered if it would be possible to use a split face block. <br />Mr. Myer explained, he has already discussed that option with his client, and the client has agreed to <br />convert to a split face block if required. W. Liggett noted other options are available, if the single <br />score block is preferred. He elaborated it is possible to get an 8' by 8' colored block. Mr. Yager <br />believed in the long run, the single, score block would be more expensive, as this type is more <br />di$'icult to maintain. Mr. Myer explained that plauning commission had recommended that the fascia <br />be elevated on "the existing building to matcli the height of the new building. W. Myer explained, <br />this option was discussed with both the owner and architect. The architect believed having this step <br />down adds dimension to the building, whereas the owner's maiu concem was the added cost. Mr. <br />Myer stated the roof would also have to be extended, if the fascia is raised. He repeated the major <br />concerns are the added cost in increasing the size of the fascia and changing the dimensions of the <br />building. Mr. Liggett questioned the location of the mechanical units. Mr. Myer responded there are <br />gas/fire, units on the inside, and no protrusions through the roof. Ms. Krieger asked if there is any <br />exterior lighting. Mr. Myer explained that there is existing exterior lighting, and there are no plans to <br />change the lighting in any way. He did not believe the lighting had to be elaborate, as business hours <br />are 9:00 A.M. to 5:00 P.M., weekdays only. W. Myer described the lighting as a soft blue flood <br />light on the overhang, which is for exit lighting. The canopy in front, overhanging the existing doors, <br />will extend beyond the new addition. The T-111 panels, above the new doors, will be flush with the <br />fascia of the new,block. Mr. Myer explained, in order to eliminate the overhang, they have proposed <br />to move the outer 18" and reface approximately 42" witli the T-111. Mr. Yager believed the entire <br />proposal was rather lacking. He stated the frontage has not been addressed and there has been no <br />attempt to breathe life into the building. Mr. Myer agreed, but noted, this is not meant to be a <br />showcase building. He explained, there will be 60' of planting in the front. Mr. Yager noted, the <br />building is no longer a gas station, yet there has been no attempt to diminish the fact that it was a <br />foimer gas station. He would like to see some of the asphalt in the front removed to make room for <br />a landscape bed. Mr. Myer explained that zoning code requires a certain amount of parking spaces, <br />5
