>-r
? .
. , ..\^,
about what they had originally asked for. It was clarified that the bank was right offthe entrance, but it
had no frontage. Law Director Gareau stated that more and more business are putting other business
inside the existing business and suggested that this should be addressed in the code review. He pointed
out that they did need some identification, but believed they could reduce what is being requested. Mr.
Gomersall agreed. Mr. Rusitinsky stated that the individual letters had to be large enough to meet all the
regulations for lighted letters. Mr. Gomersall suggested that they cut it in half. Mr. Rusitinsky believed
that the bank would move out if they had no signs, and he was concerned that if it were smaller, it
would not be seen. It was suggested that he go back to Rini Rego and possibly Rini/Rego would
remove the "marketplace" from their sign. Mr. Conway pointed out that this could have been negotiated
had they presented all the signs at one time. He also noted that there was no written permission for the
sign from the owner of the shopping center and he would need that ,before a permit could be issued. Mr.
Rusitinsky agreed that he would withdraw the request from this meeting, and it was clarified that the
sign could be about 8 foot by 3 foot, not actually 50% of the square footage. R. Gomersall moved to
continue the Premier Bank (Rini/Rego), 4700 Great Northern Blvd. request until the applicant can
reconsider and return to the next meeting. The motion was seconded by J. Maloney, and unanunously
approved. Variance continued. Mr. Gomersall clarified that it would be better if the sign were 8 foot
long instead of 16 feet. Mr. Gareau advised that the board was sympathetic to their need for
identification, but the problem was a variance had been given for the original signage.
7. World of Sleep Plaza (Kilbane Construction), 24260 Lorain Rd.
Request for variance (1123.12). Request 3 foot height variance and 8 foot front setback variance for
temporary real estate sign advertising retail space. Violation of Ord. 90-125, Section 1163.12(g).
Cha' an Gomersall called all interested parties before the board. The oath was admiuistered to Mr.
Kilbane, builder, who explained that the sign would be 4 by 8. Mr: Gomersall believed that the sign was
too big. Mr. Kilbane responded that the sign has been built and it is only temporary. He offered to cut it
down to 3 by 8 foot since he could cut that much off the existing sign. He believed that it would be
removed by July lst. He intended to place it about 4 feet offthe ground, but it could be lowered. He
agreed to keep it 3 feet offthe ground and would need a 1 foot height variance. The sign will only be 9
feet offthe sidewalk because he did not want the sign to be in the way of the construction. Mr. Conway
suggested that if the sign were placed 15 feet back in the landscaped buffer, it would conform and
would eliminate that variance. Mr. Kilbane agreed. R. Gomersall moved to grant to World of Sleep
Plaza (Kilbane Construction), 24260 Lorain Road, a 1 foot height variance for a temporary real estate
sign to be 3 by 8 foot to advertise retail space, as mutually agreed on with the applicant for a period of 5
months. The motion was seconded by W. Purper, and unanimously approved. Variance granted.
8. Ethan Allen Home Interiors, 26125-27 Lorain Road.
Request for variance (1123.12). Request variance to have a temporary business sign mounted on fascia
of building. Violation of Ord. 90-125, Section 1163.12(g).
Chau-man Gomersall called all interested parties before the board. The oath was administered to S.
Hixon, contractor, who advised that they would only need the sign until the neon sign is completed in
approximately 6 to 8 weeks. Building Commissioner Conway advised that since the sign band is Dryvit,
they may not be able to install the sign until the weather is warmer. It was agreed that the sign could
probably be installed by June lst. Mr. Gomersall would like the sign reduced to 3 by 6 foot instead of 4
by 8. Mr. H'vxon agreed. W. Purper moved to grant a request to Ethan Allen Home Interiors, 26125-27
Lorain Road, for a variance to have a temporary 3 by 6 foot business sign mounted on fascia of
4
