> <br />the Auto Center sign informs people of the type of business. The members agreed that the signage <br />should be limited otherwise the entire mall will become one big sign. Mr. Gomersall elaborated, the <br />board will not allow this proposed signage unless some of the existing signage is removed. This <br />recommendation was based on the fact the existing siguage akeady exceeds the requirements by 693 <br />square feet.. Mr. Maloney wondered if Mr. Archer could give us a definite answer regarding the <br />Auto Center sign at the February meeting. Mrs. Boyle wondered if anyone can be contacted tonight <br />that can clarify if the Auto Center sign will be removed. Mr. Archer was unsure if he can provide <br />that answer because the manufactuxer must speak with Tiffy. Lube. He questioned what the signage <br />opportunity will be if the Auto Center sigu remains. Mr. Maloney explained, if tlus is the case, both <br />sigus should be incorporated.to fonn one sigu. 1\,1r. Gomersall wondered what purpose the Auto <br />Center sigu serves, siuce tlus is Jiffy Lube's entrance. -Mr. Archer woudered if the board is <br />requesting that the Auto Center sign be removed and the Jiffy Lube sign installed. The memUers <br />clarified that all three sigus should come down in order for the Jiffy Lube sign to be acceptable, <br />unless tlie Jiffy Lube siguage is incoiporated witlun one of the other- sigus. It was clarified there will <br />not be any copy on the awning. The inembers inaintained they will only permit one sigu per wall. If <br />Sears would agree to remove the sign on one elevation, Mr. Archer wondered if the Jiffy Lube <br />signage would then be permitted on that elevation. Mr. Gomersall clarified, if a Jiffy Lube sign is <br />installed, any other signs on that wall must be.removed in order for this board to accept it. Mr. <br />Archer wondered if the board can grant a variance on the condition that, any wall where a Jiffy Lube <br />sigu is to be installed all other verbiage on that particular wall should be removed. He explained this <br />way, he would_ not have to return in February, if Sears agrees to this request. Mr. Gomersall <br />questioned if this can legally be approved as a conditional variance. Law Director Gareau <br />responded there would be no problem. Assistant Building Commissioner Rymarczyk would like it <br />clarified, if they decide to go with the awning that it will not be back lit. Mr. Archer clarified he has <br />withdrawn the awnuig as a sign. Mr. Gomersall noted the awuing is not even listed on the request <br />for variance. The board members agreed to take a vote on this conditional variance request. <br />R. Gomersall motioned to grant the conditional request of Jiffy Lube, at 5000 Great Northeru Mall, <br />on the basis that for any Jiffy Lube wall sign, a.Sears or Sear's Auto Center sign must be removed <br />on that wall, for a maximum of the three walls. Mr. Maloney asked that the motion be amended to <br />the measurements given on the wall signs that is the 3' by 11'9". The motion was seconded by J. <br />Maloney and unauimously approved. Variance granted as amended. <br />3. Great Northem Dodge 26100 Lorain Road <br />Request for variance (1123.12). Request a 20 foot side yard variance for bu.ilding abutting a <br />residential zone. Violation of Ord. 90-125, Section 1139.07. <br />Chairmau Gomersall called all interested parties before the board. The oath was administered to Mr. <br />Schultz, representing Great Northern Dodge and Mr. Gabriel, a neighbor, who pointed out that he <br />lived beside the body, shop. Chairmau Gomersall questioned why they could not move the building <br />away from the residents so no variance would be required. Mr. Schultz responded that all the <br />openings comes out the back of the building so they have to move it over. Mr. Gomersall did not <br />believe that this was a very good reason. Mr. Gabriel questioned why they needed such a large, <br />20,000 square foot, building and why it had to be so high. Mr. Schultz explained that they need the <br />building to store equipment which they had to have, even though some of it was not used frequently, <br />and the height was necessary for the snow load..Mr. Gabriel stated that they are getting fumes from <br />the body shop and was concerned that this would be used as the body shop. Mr. Schultz assured <br />him that it would just be for storage. Law Director Gareau suggested that they put the building were <br />3
